J. Harper Kenneth Pritt - acting secy Joe Lipscomb - bldg. inspector Chairman, Joe Wright called the meeting to order at 8:00 P.M. The first application to be heard was no. BZA 75-3; Ray Warden requesting an adjustment for the front set back requirement for signs which is fifteen feet. The address of the property is 201 West NW Highway dba Sonic Drive-Inn. Mr Warden then made his presentation. He stated that he would like to move his sign in line with the Texaco sign located farther up the street; this would place the sign a few feet from his property line. There was a brief discussion and Mr. Lipscomb stated that Gibson' s and other businesses had been required to adhere to the fifteen foot requirement. It was determined that there had not been a pre- vious application by Gibson's or the other businesses to waive the fifteen foot requirement. Mr. Warden then described the sign and stated that there would be no flashing lights and that he could save valuable landscaping area by moving the sign to the front of the property. Floyd Deacon then made a motion to grant an adjustment which would by as follows:-the outermost part of the sign could not be less than two feet from the property line or align the sign with the existing Texaco sign; whichever was farthest from the property line. Charles Cox seconded the motion and the notion prevailed by the following vote: Ayes: Wright, Deacon, Cox Noes- None Absent: Kaker, Harper, Taylor The next application was no. BZA 75-47 Howard Carr requesting an adjustment to the zoning code for front yard fence height; the property is dexcribed as being Lots 8, 9, and 19; Block 7; out of the Grapevine Lake Estates Addition to the City of Grapevine, Texas. Mr. Carr stated that he wished to construct a four foot chain-link fence around his three lots in order to keep his dog and pony in the yard and other's out. The Building Inspector stated that the building code does not allow any fence in the front yard over three feet in height. Mr. Carr then cited several neighbors in the immediate area that had four foot fences in their front yards. The Building Inspector stated that he felt these fences were in existence when this area was annexed into the City. ,There was little discussion and Charles Cox made a motion to grant the request as made by the applicant.
