RE: Foundation Evaluation and Tunnel Backfill
4124 Bentley Ct
Grapevine, TX 76051
Michael Gandy, PE made a physical on-site inspection of the above referenced residence
on Thursday, June 29, 2017 to make an evaluation of the tunneling and backfill for plumbing
repairs and to make a visual ("Level A") evaluation of the foundation performance. I had
technical discussions with the plumbing contractor. The tunneling located along the front of
the Home was necessary to make repairs to sections of the Drain, Waste or Vent plumbing.
The tunneling that was completed at this address will not cause any structural deficiency or
reduce the foundations ability to support the superstructure.
I performed a Level "A" engineering evaluation for foundation performance as defined by
the Texas Chapter of the ABCE. There were no visual indications of adverse foundation
movement. I took casual elevation measurements around the interior. All elevation
measurements were recorded to be within 2.0" across the entire footprint.
It is recommended to use either the excavated native soils, or clean fill dirt, to backfill the
trench. Starting from the farthermost point in the tunnel, using the soils to fill the tunnel and
compacting the soils using a hand tamp. As the soils are being hand tamped, work out of the
tunnel to daylight. Use a small amount of water to keep the soils moist and workable. The
amount of water should not be allowed to pool or pond in the tunnel.
In the experience and judgment of this engineer, this method of tunneling backfill
will not cause any reduction of the soils ability to support the foundation.
In Good Faith, 1
