HomeMy WebLinkAboutBZA2010-09X A R S August 3, 2010 - R Mark Born 3613 Grandview Drive Grapevine, TX 76051 RE: BOARD OF ZONING ADJUSTMENT CASE #BZA10 -09 235 Austin Street, proposed to be platted as Lots 1, 2, 3 & 4, Block 105, College Heights Addition Mr. Born: This letter confirms on August 2, 2010, the Board of Zoning Adjustment approved the following request: Section 15.6.4., "R -7.5" Single Family District, Area Regulations requires a reverse frontage lot to have a minimum lot width of ninety -five (95') feet. The Board approved a variance to allow a lot width of seventy-two (72') feet for a proposed lot. Section 42.D., Supplemental District Regulations requires a minimum side yard setback of thirty feet (30') for corner lots which are reverse frontage lots. The Board approved a variance to allow a side yard setback along the southern property line of Lot 1 R of sixteen (16') feet for the existing structure. Section 43.E.3., Nonconforming Uses and Structures allows the Board of Zoning Adjustment to approve the remodeling and/or enlargement of a nonconforming -use. The Board approved a special exception to allow the existing coveted porch on Lot 1R to remain as shown on the site plan. Please do not hesitate contacting our office if you have any questions.
