An application was filed in the office of Historic Preservation requesting Historic
Preservation Commission approval for Certificate of Appropriateness #CA13 -50 on the
property addressed as 306 Austin Street.
The application was filed by the owner of 306 Austin Street for the Commission to hold a
public hearing relative to a request for Certificate of Appropriateness #CA13 -50 for
construction of an addition to an existing workshop building.
A public hearing regarding this application will be held by the Historic Preservation
Commission on Wednesday, June 26, 2013 at 6:00 PM, in the Grapevine Convention &
Visitors Bureau 2nd Floor Board Room, 636 South Main Street, Grapevine, Texas 76051.
Appendix G, Section 7.(C) of the Grapevine City Code requires that the Commission shall
deny, approve, or approve with conditions any Certificate of Appropriateness application
within 30 days of receipt of a completed application, determining whether the proposed
work is consistent with the regulations contained in this ordinance, in all applicable
ordinances, and in the zoning ordinance designating the Historic Landmark Districts. Upon
posted notice, and notification by regular mail at least five (5) days in advance to the
immediately adjacent property owners as that ownership appears on the last approved tax
roll, the Commission shall conduct a public hearing on the application, at which time an
opportunity is provided for proponents and opponents of the application to present their
views.
If you cannot or do not wish to attend the public hearing, the attached form is
provided for your convenience.

Staff recommends the Historic Preservation Commission approve with conditions
Certificate of Appropriateness #CA13 -50 for the property located at 306 Austin Street,
legally described as Block 106, Lot 7 & 8, City of Grapevine, to the Grapevine Historic
Preservation Ordinance 91 -73 (Appendix G — Grapevine Code of Ordinances), as
amended for the following items:
Construct addition to the existing detached workshop structure as per attached
plans with the conditions that all exterior doors, windows, roofing material, and light
fixtures be approved on a separate Certificate of Appropriateness and that a
building permit be obtained from the building department.
BACKGROUND:
Certificate of Appropriateness application #CA13 -50 was submitted on May 29, 2013 by
the applicant Joann Pearson to construct a new addition to the existing workshop in the
backyard of the house at 306 Austin Street. The house is the historic Berry House, built in
1912. The existing workshop was originally a two -car garage. The converted garage
serves as a home office and creative studio for the owner who is creative director for
Michael's store chain. The addition to the workshop will provide additional workspace for
the owner and an office space for husband Dave Herrington. All exterior materials would
be selected to match those of the existing building. The workshop structure does not meet
current zoning laws as it is located less than the required ten feet from the Berry House.
Therefore the owner must obtain a variance from the Board of Zoning Appeals before a
permit may be issued for this project.
Staff recommends approval of the new addition with conditions of Certificate of
Appropriateness #CA13 -50 for construction of the addition, as per the attached plans with
the conditions that all exterior doors, windows, siding, trim, roofing, paint colors and light
fixtures be approved on a separate Certificate of Appropriateness and that a building
permit be obtained from the building department.

This letter confirms on June 26, 2013, the Historic Preservation Commission
approved with conditions #CA13 -50 for the property addressed 306 Austin
Street, legally described as Block 106, Lots 7 & 8, College Heights Addition,
Grapevine, Texas. The following was approved on this Certificate of
Appropriateness:
1) to construct an addition to the existing detached workshop as per the
attached plans with the condition all exterior doors, windows, roofing and
siding materials are approved on a separate Certificate of
Appropriateness;
2) and a variance be obtained from the Board of Zoning and Appeals for the
structure to be less than the 10 feet from the house as required by code;
and a building permit be obtained from the building department.
An approved Certificate of Appropriateness is not an approved Building
Permit and a permit is / is not required. Contact the City of Grapevine's
Building Department at 817 -410 -3165 for fees and information regarding
permits.
