County, Texas, and lying in the South right—of—way line of North Gravel Circle (a fifty foot wide

THENCE S 00' 24' 58- W, 141.60 feet along the common boundary line between said Beard
Tract and said Lot 1, to a 1/2—inch iron rod found at the Southeast corner of said Beard
Tract and lying in the North boundary line of a tract of land described in deed to Shirley
