The [Project]will offer the community a blend of retail, office and restaurant space on the north end of
Main Street.
Parking for this blended space will be provided with some existing on-site parking, but due to the
limited size of the lot, the adjacent city parkin .lot will be necessary t o p rovide the majority of the
required parking. The balance of the required parking will be provided by nearby parking spaces located
within 300 feet of the project site. A break-out of the provided parking compared to the required
parking is shown on the attached page entitled"Parking Worksheet.'
Due to the blended usage of the buildings space, the heaviest anticipated parking needs would be at the
dinner hour and the next heaviest time for parking would be at lunch. However,we have determined by
previous experience With two prior and similar projects in Grapevine, that the small office user is out of
the office between 40 to 50%of the time Monday through Friday between the hours of 9 a.rn to 5 p.m.
which of course allows additional parking for the restaurant and retailers. After 5 p.m.,the resWurant
parking needs will peak during the off-hours of office and retail use. Therefore, the majority of the
parking needs will be distributed and balanced throughout the day by the mere fact that retail and
office tenants tend to stay at their business during different hours than when food and beverage parking
demands are the highest.
With the combination of the planned on-site and off-site parking within 300 feet of the project, the
developer feels the parking for this project is adequate to meet the demands of the tenants, customers
and visitors to the site.
