LEGISLATURE,•A'D OF t ADJUSTMENT MEETING AGENDA WAS PREPARED AND POSTED ON THIS THE 24TH DAY OF MAY, 2000 5:00 S09TT WILLIAMS BUILIAG OFFICIAL/ASSISTANT DIRECTOR DEVELOPMENT SERVICES STATE OF TEXAS COUNTY OF TARRANT CITY OF GRAPEVINE The Board of Zoning Adjustment for the City of Grapevine, Texas, met in regular session, Monday evening, June 5, 2000, at 6:00 P.M., in the Council Chambers, 200 South Main Street, Grapevine, Texas with the following members present: Carl Hecht Chairman Ery Meyer Vice -Chairman Ron Cook Member Dennis Luers Member Jim Kelso Member constituting a quorum with Member Russell Anderson and 1 st Alternate Kip Bruner absent. Also present was City Council Representative Roy Stewart and the following City Staff: Scott Williams Building Official Ron Stombaugh Planner II Gerrie Anderson Development Services Assistant CALL TO ORDER Chairman Carl Hecht called the meeting to order at 6:00 P.M. NEW BUSINESS BOARD OF ZONING ADJUSTMENT CASE BZA00-07, PINNACLE DECORATING COMPANY 205 N. LUCAS STREET The first item that the Board of Zoning Adjustment considered was BZA00-07, submitted by Pinnacle Decorating Company, for property located at 205 N. Lucas Street, platted as Lot 4, Block 8, W. C. Lucas Addition. The following request was from Grapevine Comprehensive Zoning Ordinance 82-73: Section 43.E.3 Nonconforming Uses and Structures which allows the Board of Zoning Adjustment to approve the remodeling or enlargement of a nonconforming use. The applicant requested a special exception to occupy and modify the existing warehouse/office for the storage and rental of materials such as drapes, tables, carpet, and exhibit booths for conventions, tradeshows, and corporate meetings. Board of Zoning Adjustment 06/05/2000 Mr. Stombaugh explained that Staff found there was a special condition for the special exception since the site was developed prior to the zoning standards currently in existence. He further explained that prior to the 1984 City Rezoning, the subject site was zoned "R-2" Single Family District. Jim Miller, representing Pinnacle Decorating Company, 420 Brooks Court, Roanoke, Texas, took the Oath of Truth. Mr. Miller explained that he planned to make improvements to the house, as far as painting and landscaping. Mr. Miller explained that in the future, the house may be converted into their office. Mr. Stombaugh explained that the property had been zoned HC, Highway Commercial since 1984 and that the physical dimension of the lot met all zoning requirements. With no one else to speak concerning the request, Dennis Luers made a motion to close the public hearing. Jim Kelso seconded the motion which prevailed by the following vote: Ayes: Hecht, Meyer, Luers, Cook, Kelso Nays: None Absent: Anderson, Bruner Dennis Luers then made a motion that a special condition exists for the request, since the site was developed prior to the zoning standards currently in existence. Ery Meyer seconded the motion which prevailed by the following vote: Ayes: Hecht, Meyer, Luers, Cook, Kelso Nays: None Absent: Anderson, Bruner Dennis Luers made a motion to grant the request to Section 43.E.3., allowing a special exception to occupy and modify the existing warehouse/office for storage and rental of materials such as drapes, tables, carpet, and exhibit booths for conventions, tradeshows, and corporate meetings. Ery Meyer seconded the motion which prevailed by the following vote: Ayes: Hecht, Meyer, Luers, Cook, Kelso Nays: None Absent: Anderson, Bruner MINUTES Next the Board of Zoning Adjustment considered the minutes of the May 1, 2000, meeting. oil Board of Zoning Adjustment 06105/2000 Ery Meyer made a motion to approve the minutes of the May 1, 2000, meeting, Ron Cook seconded the motion which prevailed by the following vote: Ayes: Hecht, Meyer, Luers, Cook, Kelso Nays: None Absent: Anderson, Bruner ADJOURNMENT Ery Meyer made a motion to adjourn. Ron Cook seconded the motion, which prevailed by the following vote: Ayes: Hecht, Meyer, Luers, Cook, Kelso Nays: None Absent: Anderson, Bruner The meeting was adjourned at 615 P.M.
