Crosstown Engineering (CE) was retained to conduct a review of the limited foundation repair plan prepared by Arch
Foundation Repair (the contractor) to determine, in our opinion, if the recommended remediation plan is a reasonable
limited plan of repair based on the provided relative elevation map and the judgment of the contractor.
The contractor provided an agreement and a limited repair plan that included repair locations and pre -Lift elevations
for the structure for our review. No other information was provided regarding prior engineering reports, recommen-
dations for limited foundation repairs or construction documents. If existing piers are shown in the limited repair
plan, their locations were provided by the client and are approximated. We do not certify their performance or exist-
ence. If the reader would like to determine if they are present, they must contact the owner or contractor to obtain an
engineering certificate for them.
According to the contractor, physical damage is present which indicates a need for remedial measures.
Arch Foundation Repair has recommended installation of 12 LF of 2 (2x6) wood beam, 3 block and base piers, and
to re -shim the area of work with steel shims. All limited repairs are to be made in the approximate locations of the
structure as indicated on the limited repair plan and may be altered based on field conditions of the foundation.
Upon review of the elevation drawing and based on the contractor's evaluation of the property, we believe the pro-
posed limited repair plan to be a reasonable and limited repair.
Expectations and Additional Recommendations.-
This
ecommendations:This report provides our reasonable professional opinion of the condition of the foundation on the date of the inspec-
tion by the contractor and is based on the data provided to us and does not take into consideration any changes in the
condition of the foundation or soils after that date. The contents of this report supersede any verbal comments made
regarding the structure before, during or after the inspection. Although document review is an integral part of the
limited foundation repair process, we recommend obtaining a visual inspection by a licensed engineer. CE can com-
plete this visual inspection for an additional fee. If Crosstown is not contracted to perform a visual inspection it is
unknown to us as to whether or not additional repairs may be needed.
This limited repair plan is intended to provide a reasonable repair to improve the performance of the foundation and
is not intended to level the foundation. The contractor shall determine the amount of elevation correction needed
based on the reaction of the structure during the lift in order to minimize damages and additional stress.
Because the structure has endured pre -repair foundation differential movement, residual differential elevation and
perceptible floor slope or other noticeable issues may remain following the limited foundation repairs.
The soils beneath and surrounding the structure are known to shrink and swell as the seasonal soil moisture content
fluctuates. Moving forward, we anticipate that some cracks in the interior and exterior walls will surface due to
seasonal movement within the soils, even after limited foundation repair. Periodic repair of this type of cracking may
be needed.

A foundation and yard watering and foundation maintenance program will help control seasonal movement. It is
important that the soils be stabilized and maintained with grass or ground cover around the perimeter of the structure.
In addition, tree and shrub removal or root barrier installations are advisable if trees or bushes are observed to be
close to the foundation. Tree roots can cause "heave" or settlement of the foundation where roots grow and absorb
moisture over time when planted close to the foundation (tree roots extend approximately as far or further than tree
limbs).
Maintaining the soils around the structure to slope away from the foundation to prevent excessive ponding near the
foundation in areas that are not already sloping away will help prevent future foundation movement. We recommend
that a full gutter system with gutter extensions be maintained to discharge a minimum of 4 feet from the foundation
(not in landscaped flower beds or any other location that will trap water near the foundation). Ponding near the
foundation can cause "heaving" (upward movement of the foundation), settlement of the foundation due to overly
saturated clays soil or erosion of soil embedment around the foundation.
If standing water is observed at any time in the pier and beam area by the owner, we recommend immediately pump-
ing the water out to prevent water damage to wood elements and to prevent humid conditions in the crawlspace.
Humidity in the crawlspace can cause wood rot. If standing water is observed near the foundation after a rainstorm,
we recommend consulting a drainage expert or engineer to evaluate the terrain and develop a drainage management
strategy to address the issue.
We recommend pre -lift and post -lift plumbing tests be performed on the sewer and potable plumbing lines. All leaks
shall be repaired immediately.

tractor to carry out the repairs in accordance with their agreement or for the construction means, methods, techniques,
sequences, procedures or the safety precautions incident thereto. The contractor is solely responsible for the warranty
of the work they performed in accordance with their agreement.

traction or densification of the soils etc. This soil movement could possibly cause the foundation to move after the remediation
plan within the attached report has been implemented and may impact the stability of the foundation and cause damage.
NO WARRANTY IS EXPRESSED OR IMPLIED BY THIS ENGINEER AS TO THE PERFORMANCE OF THIS FOUNDA-
TION OR THE REPAIRS THERETO. Diligent foundation maintenance to maintain consistent soil conditions along the perim-
eter should reduce further problems after the recommendations within this report have been implemented. However, seasonal
moisture variations, water leaks, erosion and other factors may affect the stability of the foundation and put it in danger of further
damage.

an inventory of defects. The opinions expressed in this report are based on a visual evaluation of current conditions observed at
the time of the inspection. THERE IS NO WARRANTY, EXPRESSED OR IMPLIED, CONCERNING THIS ENGINEERING
REPORT.
The information in this report supersedes any verbal comments, expressed or implied, made by Crosstown Land Development
Services or its principals, agents or employees. The client agrees that neither CLDS nor its employees or owners will be respon-
sible for:
1. Knowledge of the subsurface conditions without extensive geotechnical data obtained from onsite drilling and testing of the
recovered samples,
2. Knowledge of cracks, vertical differential displacement of floors without uncovering of the floor by the client; and
3. Any other element such as joists or beams and other structural members that is boxed or otherwise not readily available to
