The purpose of the analysis was to evaluate framing for load support adequacy under anticipated reasonable service loads including proposed roof -mounted solar panel installations. The analysis was authorized by you and was requested for City building permit approval. Reviewed roof construction was typical of dimensional lumber flamed residential construction except that roof joists were 2x6 members spaced at 24" typical, and roofing consisted of relatively light -weight standing seam metal roofing. Described solar panel locations and weights are essentially offset by these weight reducing framing/roofing characteristics with the net effect that loads with the solar panels closely parallels traditional framing/roofing applications. Proposed roof framing is adequate to perform its intended function with no modifications required for solar panel installations. NO WARRANTY, EXPRESSED OR IMPLIED, IS MADE OR INTENDED AND THE LIMIT OF LIABILITY SHALL BE LIMITED TO THE FEE PAID FOR THIS OPINION. NO FURTHER AGREEMENT SHALL BE MADE, ALTERED, OR VARIED EXCEPT BY WRITTEN INSTRUMENT. THIS REPORT IS INTENDED FOR THE SOLE USE OF THE CLIENT (ADDRESSEE) AND IS NOT TO BE USED BY ANY THIRD PARTY. It will also work on architectural "single -fold," or "angle -seam" profiles having a horizontal projection of 5/8" or less. Its two- piece design allows it to be easily installed anywhere along the length of the panel seam. he S -5-T is perfect for S-5!TM snow retention products and other heavy-duty applications. Installation is as simple as placing the clamp on the seam, positioning the insert piece, and tightening the patented round -point setscrews to the specified tension. Then, affix ancillary items using the bolt provided. Go to www.S-5.com/tools for information and tools available for properly attaching and tensioning S-5!TM clamps. The S -S -T Mini The S -5-T Mini is a medium -duty, non -penetrating seam JK,clamp. (A bit shorter than the S -5-T and having one setscrew rather than two.) The Mini is the choice for attaching all kinds of rooftop accessories: signs, walkways, satellite dishes, antennas, rooftop lighting, lightning protection systems, solar arrays, exhaust stack bracing, conduit, condensate lines, mechanical equipment—just about anything!* *S-5!TM Mini clamps can be used with RamGardO unitized snow guards, but are not compatible and should not be used with S-5!TM SnoRailTM/SnoFenceTM or ColorGardO snow retention systems. bi • S51TM Unprecedented Innovation Unmatched Quality Unbelievable Price 1.5" (38mm) .95" (24mm) i M10 hole located 1/2" (13mm) from edge of part 2 (6mm) 75' 2" (19mm) (50mm) actual size 2„ (50mm) he S -5-T and S -5-T Mini clamps are each furnished with the hardware shown above. The purpose of the analysis was to evaluate framing at a specific roof valley intersection for load support adequacy under anticipated reasonable service loads. The analysis was authorized by you and was requested for City building permit approval. Reviewed roof construction was consistent with typical dimensional lumber framed residential construction except that roof joists were 2x6 members at 24" typical spacing, roofing consisted of relatively light -weight standing seam metal roofing, and two 2x6 dimensional lumber elements were laid flat over the roof joists to directly support the approximate 16' long full length of the valley. These valley supporting framing elements are adequate to span the 24" distance between the approximately five feet spanning supporting roof joists. Proposed roof framing is adequate to perform its intended function with no modifications required at the reviewed valley. The engineer has it at appx. 100'. Although the elevations can and do differ greatly in Grapevine, the typical elevation we are looking for, especially anywhere near a possible flood plain is 572'. Is the garage floor level lower than the rest of the house? It appears by the structural plans to be appx. 28" difference ... I do not see a mechanism for the change such as steps or ramp. Along with the questions I asked, I need another set of the Architectural plans for review. One added question or task, are the headrs goin o be engineered? Along with the structural beams, the engineered headers would need to be ub ' ted before the farming is done for approval. There are header spans on the plans that are within to rance to the code span charts but we are looking at double to triple 2"x8" through triple 2"x12" header a then engineered headers or beams for the larger spans. JUN P&Lnmmw Srstrnr ililwUhacy R July 17, 2008 To whom it may concern: One of the principal advantages of the closed or unvented attic assembly is the thermal envelope of the dwelling is moved from the attic floor to the roof deck. By moving the thermal envelope to the roof deck the envelope can be sealed much more securely allowing the ceiling components that normally leak air into an uncontrolled air space to now be within the thermal envelope. Another advantage of the unvented attic assembly is that all mechanical systems and ducts are now placed inside the thermal envelope so any leakage is not wasted to the outside and allowing the Systems to operate in a less hostile temperature. The concept does not require the attic to be heated or cooled directly, but rather by temperature diffusion through the ceiling and by the leakage of air from the mechanical system and ceiling openings; i.e., recessed lights, we attachment 1. The attic temperatures of unvented attics has been monitored for well over a decade and the resultant delta between the living area and the attic is nomWly within 5° to 101 of the conditioned living space. The 2006 international Residential Code, Section 8806.4, paragraph 4 requires sufficient air impermeable insulation to maintain an average temperature of 45° F on the bottom of the insulation, see attachment 1. The Air Conditioning Contractors of America, Manual J, Residential Coad Calculations, Eight Edition, Version Two has recognized the benefits of the unvented attic assembly for energy efficiency and has incorporated a table reflecting design temperatures to be used in designing duct systems in the attic Table 4C on page 351 reflects a design temperature range inside the unvented attic assembly from 57°F to 81°F with the outside temperature ranging from -20°F to 115°F, see attachment 2. The only manner in which sprinkler pipes could freeze would be for the sustained exterior temperature to be well below freezing and all heat is lost inside the dwelling for several days. The sprinkler pipes would not freeze any quicker than the normal plumbing inside the structure. Charles Waggoner Product Engineer 2 Attachments: 1. 2006 IRC, Sec MA with commentary 2. The attic is a traditional attic space, with the exception that It need not be ventilated and it will not get as trot or as cold as an attic that is opsrn to the exterim 1t is very Important that all ole Mlrr* 116ted condi- tions be reviewed and consld9 fo'r'each building that uses the pm*lons of thts.seolon. Item 1, which applies to all pf po zQnse, prohibits the Installation of a vapor retarde 'wlorq it Is typically Installed at the ceiling level (attic oar) of a.traditional ventilated attic. This assures that no barrier Is Installed which would separate the conditioned attic area from the remaining portion of the home. This requirement gives the attic space a limited potentle'I t6 dry Into the space beneath the antic so that small amounts of ex- cess moisture can be removed rojn the aft. A sheet of potyurethane film or any materfal with 0i fol( film fac- ing are examples of vapor b6rderi that are not permit- ted on the attic Boat s Item 21s one of the main provisions of this section .and Is applicable to virtually every climate zone. The requirement for an salr4mpeffindableAftsulation will assure that air and themola e Oug it 6witotntaln will not pass through the Insulatidd 16 reach a Quint where It could condense because df:d* temparhtilre. This Kom specifies that air -Impermeable insulation be in di- rect contact with the Interior side of the roof deck. Mr-Impahneable Insulation pnts th int of moist air that comes in as lnfi on th rpof Into the Interior -of the attic. For this se ,'al meable material could be taken as a matedol that has an air permanence of 0,02 Us -m2 (at 75 Pa pregsure) of teas. Expanding spray foams and Insulated 1hpath- Ing (hard4oam sheathing board) are common types of air -impermeable Insulation. Fiberglass and cellulose are common types of &-permeable Insulation. Alr4mpemreabte-tnsulation Is not required In dry southem climates (28 anti SP) because the air Is dryer in these dry climates ; Item $ cpntahs special requirements whichapy to two types of shingle roofs When the home Is(;eit In a warm humid location. Item 4, which is applicable in the more norihem zones, requires sufildent Insulation to keep molsturb from condenslng on the scondenairg surface' InOde the gado In "average conditions., The Insulation works to prevent condensation by keeping the condensing surface above the temperature where condensation will occur, Email am** of condensation may occa slonstly .occur at rwre.extreme conditions; however, 2006 JNTERNATIONAL RENDMIAL CODe COMMERrARY. thisas not a concern. The condensing surface Is the In- terlor side of the roof deck for alr-permeable insulation (see Item 2 exception for Climate Zones 28 and 38) and the interior of the insulation for air4mpsrmeable Insulation. The condensing surfaces differ because attic air can circulate through air -permeable insulation to contact the roof dock but can get only to'the Interior of alr4mble Insulation. Mote at the insulation required by Item 4 may be more or less then the insulation required for energy of, ficlency In Chapter 11.1f the amount of insulation re- quked by Item 4 varies from the amount specified iii Chapter 11, the .provisions of Section R102.1 would apply, and the higher Insulation value would be quired. The Insulation provided to comply with Bern 4 may be considered as oontritwting to the Insulation re- quired In Chapter 11 (See Section N1102.1.1). it is Important to realize that this section cannot be viewed as modfying it eliminating recprtrements found elsewhere In the code. Examples of sections which siitl ailed these attic arm Include Sections 8314, 8318, R807, RN8, N1102A d others. Because the Insulation typically used with this pr9* slon Is some type of foam Plastic, the requirements at Section 8314 must be applied. The provisions of Seo- tion R806A do not In any way modify or ellminate'the requirements for a thermal barrier (Section R314.4) or protection from Ignition (Section R314.5.3). See the commentary for Sections R314 and 8316 for a cam piete discussion regarding these requimments and the options available. Duces In this unvented a* qon- strucWn would be considered as being insk6 the building thermal envelope and would not require Insu- lation (Section N1103.2.1). The provisions of this section consider the attic as- sembly as a "conditioned" space; there Is no require- ment for the space to be provided with conditioned alt supply. The attic space is considered indirectly condi- toned because of omission of the air batrler, Insula- tion at the ceiling and leakage around the attic access opening." Although the IRC does contain a definition for conditioned space, the definition Is not directly ap- plIcable to 'Conditioned attic assembilss' prescribed in this section. The definition is applicable only Yon en- ergy purposes' and "for mechanical purposes," An at- dc attic assembly complying with Section R808.4 *01 den-* erally fall within the temperature ranges specified In the definition. I The. key copoapt of this section Is to move the ther- mal envelope (insulation) above the attic, resultltip In the attic ging in a conditioned (or somstirnes gemk3ondttloned).spaoe. Direct air supply to the attic Is not required If the aft floor is not Insulated; the attic temperature would be similar to Interior conditioned spaces.
