We do not understand what you are asking for. Could you describe what this drawing is? 7. The site is adjacent to residential zoning on the east property line and therefore requires an illumination plan showing light deflector details. Lighting levels may not exceed 0.2 foot candles along the eastproperty line. All lighting will be located on the west face of the building and will be wall -pack lights. There will not be any parking lot lighting. We have noted the foot-candle requirement on the drawing. 8. Please provide an elevation of the dumpster screening device along with the gate detail We have included a masonry screening wall detail with the plans. 9. Please correct the building square footage discrepancy between the site plan and landscape plan. The square footage has been corrected. 10. Please provide the quantities of trees and shrubs within the landscape site data table.. The number of trees and length of shrubs have been included in the landscape chart. 11. If a monument sign is plannedfor the site, please include the location, dimensionedfrom the nearest property line and an elevation. The minimum setback distance is ten (IO)feetfrom the property line. A monument sign is not planned at this time. 12. Please provide a typical parking space dimension of 9'x]8. The note on sheet -4 refers to parking space depth of I 7.5 -feet. Please correct the minimum depth of 18 -feet. This has been corrected in the plans. 13. Please label all revised sheets as sheet I of 2, etc. The sheets have been re -labeled accordingly. 14. Please provide an irrigation plan. An irrigation plan could not be completed at the time of this submittal, but will be included with the next submittal. 15. Please add the following note to the site plan. All requirements of the Grapevine Soil Erosion Control Ordinance shall be met during the time period of construction. All private structures, utility services, retaining walls, driveways, etc. will need to be reviewed and approved by the City's Building Department. We are aware of this requirement. 2. An approved site plan will need to be provided tofollow thefiled copy of the Final Plat We are aware of this requirement. 3. Include all standard City of Grapevine Public Works detail sheets. We will include the standard details with the Civil Construction Plans. We will submit these plans directly to the Engineering Department after we receive Site Plan approvals. 4. Provide city benchmark referencefor vertical control ofproposed work. We have contacted the surveyor for the benchmark. Cover Sheet, Final Plat & Site Plan: 5. Provide a filed copy of the final plat and the approved site plan. Provide utility company contacts on the cover sheet. A copy of the filed plat has been included with this submittal. Utility company contacts have been added to the cover sheet. 6. Contact Cristin Turner in this officefor any plat modifications, etc. The plat will not be modified. 7. Do not include sheets A-] thru A-3 or IS-] in the civilplan set. These sheets were included as a part of the Site Plan submittal and will not be included in the Civil set. We have differentiated the set of plans to ease confusion. Sheet #4 — Pavinz & DC Plan: 8. 2'concreteflume doesn't appear to be needed. See Sheet #6 note below. It was our Client's desire to limit the amount of storm sewer at the site, which is why the concrete flume was added originally. Per these comments, we have revised our plan accordingly. Sheet #5 — Gradink Plan: 9. See Sheet #6 notes regarding drainage areas, etc. Then modify Grading Plan to match accordingly. We have revised the grades accordingly. 10. Utilize the southerly 18"RCPIDrop Inlet on lite adjacent property west.. We have revised the plans accordingly. InTEC Project No.: D073001 Mr. Albert L. Proposed building elevations shown 0.5' above proposed swale 10' along east side of building. FF is shown to be 0.25' to 2.5' below spot grades. Provide detail how this will work. Due to an agreement between our Client and the adjacent property owner, all grades and finished floor elevations, and drainage areas were already prescribed. Per these comments, we revised the grading along the east side of the building to drain toward the proposed drop inlet. Sheet #6 — Drainaae Area Map 12. Roofplan shows runoff to the east side of the building, not west as shown. Modify drainage area accordingly. This plan has been revised to reflect all grading revisions. 13. Utilize the southerly 18 " RCPIDrop Inlet on the adjacent property west to collect the drainage from the parking lot west of the proposed building and construct curb inlet to drain parking lot. Modify drainage areas accordingly. The plan has been modified. 14. 2'concreteflume should not be needed when parking area west of building is re -graded toflow to the modified drainage area and curb inlet. Due to an agreement between our Client and the adjacent property owner, all grades, finished floor elevations and drainage areas were already prescribed. Per these comments, we eliminated the concrete flume and added an inlet. 15. Provide offsite Qs for areas east ofA2 and BL Offsite flows have been added to the plan. Sheet# 7 - Utility Plan 16. Modify the 5' CI and Line ST -1 to connect to the adjacent southerly RCP stub. We have revised the plan accordingly. 17. Provide rim elevation ofproposed SSMH, The plan has been modified accordingly. 18. Eliminate conn 18"RCP to exist 30"RCP * Sta 10+00. The plan has been modified accordingly. 19. Provide detail ofproposed 'Y' inlet (existing ground, proposed grades, top of inlet, inlet throat elevation, etc.) We have changed this inlet to a standard drop inlet. Standard detail sheet will be used for this inlet. 20. Water services under Hughes Road shall be shown as bore instead of open cut. We have noted this on the plans. Sheet #9 - Erosion Control Plan 21. Modify word "Sandbag" in CI Protection drawing and notes to the use of Gravel sacks. We have revised the plan accordingly. hiTEC Project No.: D073001 Mr. Albert L. Lot to lot drainage fee is due prior to the issuance of building permits. Feeis$350.001acre. $350 x 0. 694 acres= $242.90 charged with building permit. The Developer is aware of this fee. 23. Water and Wastewater Impact Fees are due prior to the issuance of any building permits. Fee is $3,928. 00 per acrefor water and $2,424. 00 per acre for wastewater. $3,928xO.694+$2,424 x 0.694 = $4,408.29 charged with buildingpermit. The Developer is aware of these fees. 24. Peripheral Street Fee — Hughes Road is on the City of Grapevine's Thoroughfare plan as a Type 'F' roadway. The fee for this type of roadway equals $150.98 per linear foot. With 166.84 linear feet of frontage, the developerlowner will be charged $25,189.50 due at preconstruction/building permit release meeting. The Developer is aware of this fee. 25. The developerlowner will be charged a 5% Design Review and Construction Inspection Feefor public water, sanitaty sewer, drainage and paving improvements within public right-of-way or easements, including any private drainage systems, based on actual construction costs. This fee id due atpre-construction meeting. Construction Contracts are required to be submitted to the City of Grapevine to verift construction costs. The Developer is aware of these requirements and fees. Miscellaneous Comments 26. The City of Grapevine's Code of Ordinances shall be adhered to. Special attention should be given to the "Downstream Property Owner's Permission" requirements (Article I, Item 3, Paragraph 3.2.8 of Appendix E) and "Downstream Structures: Structural Improvements" requirements (Article I, Item 3, Paragraphs 3.2.9 and 3.2.9.1). 27. "As Built" Construction Plans — The developer's engineer must submit as -built drawings in hard copy and digitalformat prior to the Final Acceptance of the development Onesetofas- built blue lines are required to be submitted in 24 "x36 "format. In addition, digital copies of the as-builtfiles are required in pilfformat asfollows: • As -built base file should contain base information for all utility and paving improvements with a minimum of two lot corners shown for placement into the NAD -83 coordinate system. Sheet layouts for printing are not necessaryfor submittaL • Submit pdf file of the as-builts of 300dpi resolution, which shows the as-builts as configured on each drawing sheet (format should be image -only with no embedded text).
