and also being by plat call the southwest comer of Lot 1, Block I Pioneer Addition an addition
to the City of GrapeVine, Tarrant County, Texas as recorded in Cabinet A, Slide 3883 P.R.T.C.T.:
THENCE N 890 03'50" W along the north right-of-way line of said Dallas Road a distance of
45.61 feet to an "X" set in concrete at the Point of Curvature of a curve to the left having a
radius of 1085.12 feet, a central angle of 01 0 17' 05", a chord bearing of N 640 46' 34" W and
a chord distance of 24.33 feet;
THENCE along said curve in a northeasterly direction a distance of 24.33 feet to a 1/2" iron
rod set with a "TQ Burks #5509" cap and said point being by plat call the southeast comer
of Lot 2, Block I Skiles Addition, an addition to the City of Grapevine, Tarrant County, Texas
as recorded In Cabinet A, Slide 6735 P.R.T.C.T.;
THENCE N 000 13' 16" E leaving said north right-of-way and along the east line of said Skiles
Addition a distance of 591.76 feet to a 5/8" iron rod found and said point being by plat call the
northeast comer of said Skiles Addition and being in the south right-of-way line of Dallas Area
Rapid Transit as recorded in Volume 10146, Page 640 D.R.T.C.T.;
THENCE N 80" 59'03" E along said south right-of-way line a distance of 71.25 feet to a 3/8" iron

1 Staff has determined that the proposed 1,500 square foot
warehouse does not have adequate access for fire prevention
purposes and as submitted can not be approved. The existing drive
leading to the proposed structure is inadequate based on the
current fire lane requirement of 24 -feet. Please contact the Fire
Marshall, Mike Keefer, or Craig Reed of the Fire Department at
(817) 410-2300 regarding possible alternatives.
