1 Please add case number SP09-07, the address of 2551 Southwest
Grapevine Parkway to the lower right hand section of each sheet.
2. Please designate one sheet as the dimensioned control site plan
indicating the setback distance of the shade structure from the southeast
and east property lines.
3. Please include the following items pertaining to the subject site on the
dimensioned control site plan sheet: vicinity map, current zoning
classification of "Ll" Light Industrial District, site tabulation table, including
total lot area, total paving (sq. ft. and percent), total building area, total
open space (sq. ft. and percent), required parking for office and
warehouse (provided vs. required) building height, building footprint (office
and warehouse) plus the new parking canopy lot coverage, opens space.
4. Please add the adjacent zoning of "PID" Planned Industrial Development
District to the southeast and "CC" Community Commercial District to the
northwest on the dimensioned control site plan.
5. A one (1) parking space discrepancy of 45 vs. 46 spaces exists between
the different sheets.
6. Please note on the site plan the following: The shade structures shall
be designed to withstand 90mph / 3 -second wind gusts.
7. Please change the main building on sheets Ll and L2 from proposed to
existing.
The above comments must be reflected in the revised submittal.
Please submit the revised documents to the Department of Development
Services at 200 South Main Street.
The revised submittal shall include:
four (4) folded blackline copies of each sheet, (minimum size 24" x 36")
four (4) reduced sorted (collated sets) copies at 11 " x 17" stapled and z -
folded (fold the right edge to the left edge and then fold the righ
edge in half to form a z -fold).

This letter is to verify that your Site Plan Review application SP09-07, located at 2551 Southwest
Grapevine Parkway and platted as Lot 4R1 A, Block A, Southwest Grapevine Commercial Park
was approved September 30, 2009.
Please find enclosed an approved site plan set for your records. I have forwarded two approved
sets to the Building Inspection Division.
No site plan approval shall be valid for a period longer than one (1) year from the date such
approval is issued, unless a building permit is issued and construction is actually begun within
that period, and is thereafter diligently pursued to completion or an occupancy permit is obtained
and a use commenced within that period. Approval of an application does not authorize any
work in conflict with any Codes or Ordinances of the City of Grapevine
Any changes to a site plan approved with a conditional use or a special use can only be
approved by city council through the public hearing process.
