1 Please add the following to the site plan: north arrow, scale
(numeric and graphic) vicinity/area map and consecutive sheet
numbers.
2. Please rotate the site plan placing north at the top of the page.
3. Please dimension the distance of the proposed shade structure to the
south property line.
4. Please add the site data summary table including the following items:
density, area, buffer area, height (including the proposed height of shade
structure), and parking.
5. Please remove the proposed office building and proposed improvements
at 1501 Hughes Road and label the following adjacent lot information:
east of the subject site, Lot R2, Block 2 Delaney Vineyards Addition, "PO"
District, and to the south, Lot 4, Block 2, Delaney Vineyards Addition, "PO"
District.
6. Please label the office as existing, show the location of the existing
monument sign and add the fenced in area found on the east side of the
office complex to the site plan.
7. Please label the 25 -foot building setback lines along Merlot Avenue and
Hughes Road and the ten (10) foot perimeter landscape area adjacent to
the south side of the lot and dimension a typical parking space.
8. Please note on the site plan the following: The shade structures shall
be designed to withstand 1-90 wind speeds and the shade material
shall be flame retardant and porous so that heat is not trapped under
the structure.
The above comments must be reflected in the revised submittal,
which upon review, can be administratively approved. Please submit
the revised documents to the Department of Development Services at 200
South Main Street.
The revised submittal shall include:
four (4) folded blackine copies of each sheet, (minimum size 22" x 34")

This letter is to verify that your Site Plan Review application SP 10-04, located at 4501 Merlot

September 16, 2010.
Please find enclosed an approved site plan set for your records. I have forwarded two approved
sets to the Building Inspection Division.
No site plan approval shall be valid for a period longer than one (1) year from the date such
approval is issued, unless a building permit is issued and construction is actually begun within
that period, and is thereafter diligently pursued to completion or an occupancy permit is obtained
and a use commenced within that period. Approval of an application does not authorize any
work in conflict with any Codes or Ordinances of the City of Grapevine
Any changes to a site plan approved with a conditional use or a special use can only be
approved by city council through the public hearing process.
