All Conditional Use and Special Use Applications are assumed to be complete when filed and will be
placed on the agenda for public hearing at the discretion of the staff. Based on the size of the
agenda, your application may be scheduled to a later date.
All public hearings will be opened and testimony given by applicants and interested citizenry. Publ�c
hearings may be continued to the next public hearing. Public hearings will not be tabled.
Any changes to a site plan (no matter how minor or major) approved with a conditional use or a
special use permit can only be approved by city council through the public hearing process.
Any application for a change in zoning or for an amendment to the zoning ordinance shall have,
from the date of submittal, a period of four months to request and be scheduled on an agenda
before the Planning and Zoning Commission and City Council. If after said period of four months an
application has not been scheduled before the Commission and Council said application shall be
considered withdrawn, with forfeiture of all filing fees. The application, along with the required
filing fee may be resubmitted any time thereafter for reconsideration. Delays in scheduling
applications before the Planning and Zoning Commission and City Council created by city staff
shall not be considered a part of the four month period.

1 Please add case number SP1 1-05 to all sheets.
2. Please add a graphic and numeric engineers scale, north point,
name of owner(s), and name of person preparing the site plan,
consecutive sheet numbers and a vicinity map.
3. The location of existing boundary lines and dimensions of the tract
must match the proposed plat. The plat is currently under review.
Please contact Cristin Turner at 817.410.3141 for any question
regarding the plat.
4. Please provide a site data table for each lot in a chart form showing
the amount required and provided: height in stories and feet, total
lot area, total impervious area, total open space (landscaped areas)
total building and paved areas, total floor area, and building
separations.
5. Please add site and adjacent zoning as follows: add the existing
sites as "HC" Highway Commercial District, north, east, and west as
"HC" Highway Commercial District.
6. Please add location, size and arrangement of all outdoor signs and
the location and intensity of all outdoor lighting. Any proposed on-
site signs will require an approved sign permit. Any outdoor lighting
may not exceed 3.0 footcandles at the property lines.
7. Please provide the location and height of fences or screen plantings
and the type or kind of building materials or plantings to be used for
fencing or screening.
8. Please provide final elevations of the existing structures with the
type or kind of building materials used, including calculations of the
percentage of masonry of the entire structure.
9. Please provide a detailed landscaping plan meeting the provisions
of Section 53 of the City of Grapevine Zoning Ordinance.
10. Please provide an internal traffic circulation plan on the site plan.
Parking for disabled persons should be designated according to
Chapter 23, Section 23-64 through 23-69 of the Code of
Ordinances.
11. Please designate all refuse storage areas according to Section
50.13.3. All users are required to show the location and
screenina of duMDSter whether it is used or not.
12. Please provide a bolder line outlining the proposed lots.
13. Please add the following notes to the site plan sheet:
• All requirements of the Grapevine soil erosion control ordinance shall be
met during the period of construction.
• All on site electrical conductors associated with new construction shall be
located underground.
• Mechanical and electrical equipment, including air conditioning units, shall
be designed, installed and operated to minimize noise impact on
surrounding property. All such equipment shall be screened from public
view.
• Lighting shall be designed to reflect away from any residential area.
• No mechanical equipment designed or manufactured for permanent
installation in one place, either outside of a building or projecting through
and opening in a building, driven by a motor or motors of five (5)
horsepower or more shall be permitted in the required side yard or rear
yard abutting a residentially zoned district.
14. Action may become necessary by Board of Zoning Adjustment upon
further review of a revised site plan.
15. Required parking is based upon use. Once use can be established
then the required parking can be determined. Required parking
must be achieved on site unless a viable alternative to meet the
required parking has been approved.
16. Please submit floor plans for the proposed conversion. A building
permit is required to convert the existing structures from the current
use to non-residential and no changes my be made without first
submitting revised plan to the City, and receiving written approval
from the building department.
17. For verification purposes Please email a PDIF of the final revisions
prior to producing the final copies.
The above comments must be reflected in the revised submittal,
which upon review, can be administratively approved. Please submit
the revised documents to the Department of Development Services at 200
South Main Street.
The revised submittal shall include:
four (4) folded blackline copies of each sheet, (minimum size 22" x 34")
