T his letter confirms on August 23, 2017 the Historic Preservation Commission approved with
conditions #CA17-83 for the property addressed 1285 West Wall Street, legally described as
Block: A, Lot: 3R-2, Shamrock Ventures Addition, City of Grapevine Texas. The following was
err' pproved on this Certificate of Appropriateness:
1. Construction of anew 1 -story ranch style house with a detached two -car garage-,
2. A variance was granted to combine the garage and storage building square feet
areas into one 695 square feet garage structure; therefore, no third building shall
be built on the property,
3. Brick wainscot shall be removed from all exterior elevations;
as per attached plans with the conditions a building permit is obtained from the
Building Department; and all exterior materials, windows, doors and door hardware,,
light fixtures and paint colors be approved under a separate Certificate of
Appropriateness.

Certificate of Appropriateness #CA1 7-83 for the property located at 1285 West Wall
Street, legally described as Block A, Lot 3R-2, Shamrock Ventures Addition, City of
Grapevine, to the Grapevine Historic Preservation Ordinance 91-73 (Appendix G —
Grapevine Code of Ordinances), as amended for the following items. -
1. Construction of a new 1 -story ranch style house with a detached two -car garage, as
per the attached plans-,
with the conditions a variance be granted to combine the garage, and storage
building areas into one 695 square feet garage structure; the brick wainscot shown
on the exterior of the house and garage be removed and replaced with siding and
all exterior materials, finishes, paint colors, doors and hardware, windows and
exterior light fixtures are required to be approved on a separate Certificate(s) of
Appropriateness.

Certificate of Appropriateness application #CA17-8i3 was submitted on July 26, 2017 by
the applicant Josh Archer of M. J. Wright & Associates, Inc. for construction of a new one
story house with a detached garage with storage area on the landmarked vacant lot which
was once part of the H. H. Yancy Farmstead.
The proposed plans for the new house and garage were developed by Josh Archer
following the June 2013-23 Preservation Ordinance and Design Guidelines established for
the Yancy Farmstead property. The proposed house contains 3,400 square feet of climate
controlled living area including a living and dining area, kitchen, study, three bedrooms,
two and one half bathrooms and a detached garage combined with storage building of 696
square feet. The total living area of the house is at the 3,400 maximum square feet
established per the Preservation Ordinance. The covered front porch of 352 square feet,
covered terraces of 484 square feet and 124 square feet breezeway connecting to the
garage does not count against the maximum living area square feet.
PA 196 square feet variance to the maximum size of the detached garage of 500 square
feet is requested, combining the allowable square feet areas of the detached garage and
detached storage building. The proposed garage would be 696 square feet. The property
lot size is 26,57'5.96 square feet and the building coverage would be 19%, (maximum 40%

lot coverage). The proposed garage would not appear large in scale in relation to the large
size of the lot and the house. With regard to the large lot size, the adjoining apartment
complex and the site's location outside the boundary of the Historic Township, the Historic
Preservation Officer, Building Official and Director of the Convention & Visitor Bureau
recommend approval of a variance to allow for the proposed 696 square feet garage. Total
building size of house, garage with storage combined is 4,,095 square feet which is within
the ordinance maximum of 4,100 square feet. Building height
