Any application for a change in zoning or for an amendment to the zoning ordinance shall have, from the date of submittal, a period of four months to request and be scheduled on an agenda before the Planning and Zoning Commission and City Council. If after said period of four months an application has not been scheduled before the Commission and Council said application shall be considered withdrawn, with forfeiture of all filing fees. The application, along with the required filing fee may be resubmitted any time thereafter for reconsideration. Delays in scheduling applications before the Planning and Zoning Commission and City Council created by city staff shall not be considered a part of the four month period. Currently, the tract has an appraised value of less than $100,000.00. The two lots with new homes on each would have a minimum value of $700,,000.00. This would only add to the value of the surrounding homes. Also, the platting would allow for a buffer zone between the existing homes and the commercial tract to the east of the property. Recently there was talk of an attempt at rezoning 704 Hughes to commercial, which would allow for development up to the back of the existing homes. All together, allowing the platting of this acre into two lots, not only removes a small wood frame house,, but increases the property value at least seven fold.
