All Conditional Use and Special Use Applications are assumed to be complete when filed and
will be placed on the agenda for public hearing at the discretion of the staff. Based on the size
of the agenda, your application may be scheduled to a later date.
All public hearings will be opened and testimony given by applicants and interested citizenry.
Public hearings may be continued to the next public hearing. Public hearings will not be
tabled.
Any changes to a site plan (no matter how minor or major) approved with a conditional use or
a special use permit can only be approved by city council through the public hearing process.
Any application for a change in zoning or for an amendment to the zoning ordinance shall
have, from the date of submittal, a period of four months to request and be scheduled on an
agenda before the Planning and Zoning Commission and City Council. If after said period of
four months an application has not been scheduled before the Commission and Council said
application shall be considered withdrawn, with forfeiture of all filing fees. The application,
along with the required filing fee may be resubmitted any time thereafter for reconsideration.
Delays in scheduling applications before the Planning and Zoning Commission and City
Council created by city staff shall not be considered a part of the four month period.

1. Please add the following note to the site plan: SU09-05 is a
request to attach microwave dishes and accessory equipment
and establish a new lease area on the roof of the north or south
tower of the DFW Hilton Hotel. Please include the following within
the lower right hand corner of each sheet: Case Number - SU09-05,
Lot 1, DFW Hilton Addition and number each sheet in consecutive
order i.e. 1 of 2.
2. Please provide an overall site plan which depicts the as -built
conditions (parking, tennis courts, hotel location, etc.) on the
subject property and designate which hotel tower will contain the
new equipment.
3. Please label the sheet C01 as the focused site plan (sheet C01) as
the roof of the north or south tower.
4. Please label the building elevation sheet (CO3) as the north or south
hotel tower.
5. Please include sheet C04 and label it as the antenna/microwave
layout sheet and match the number of proposed dishes on sheets

which is due by Thursday, August 20 at 12:00 p.m. for the August 26

The revised submittal shall include:
four (4) folded blackline copies of each sheet, (minimum size 22" x 34")
six (6) reduced sorted (collated sets) copies at 11" x 17" stapled and z -
folded (fold the right edge to the left edge and then fold the right
edge in half to form a z -fold).

RECOMMENDATION
Staff recommends the Site Plan Review Committee consider the proposed changes to
Special Use Request S000-15 (Ord. 2000-107) approved at the October 17, 2000
meeting to allow the location of telecommunications equipment on an existing building,
specifically to establish a new lease area on the roof on an existing building and allow
the installation of new telecommunications equipment, and take any other action
necessary.
BACKGROUND INFORMATION
Special Use Request S000-15 was approved at the October 17, 2000, Council meeting
and allowed for the placement of telecommunications equipment on the rooftop of the
existing DFW Hilton Hotel. The equipment was slated to be housed in the existing
rooftop penthouse and the antennae would be sled mounted on the top of the
penthouse.
With this request the applicant proposes to establish a new lease area within an existing
rooftop shelter of the existing south tower of the DFW Hilton Hotel. The shelter will
house the accessory equipment which will be used in conjunction with seven proposed
microwave dishes mounted on tripods on the roof of the penthouse. Please see the
attached letter and plans.

This request is to add a hub site for the applicant on the roof of the Hilton at DFW
Lakes. The site currently contains several wireless devices on the roof and this site will
support wireless service in the SH 26 corridor as well as serve as a hub for surrounding

This letter is to verify that your request to amend the previously approved site plan of Special
Use Request S000-15 (Ord. 2000-107) to allow the location of telecommunications"equipment
on an existing building, specifically to establish a new lease area on the roof on an existing
building and allow the installation of new telecommunications equipment located at 1800 State
Highway 26 and platted as Lot 1A, DFW Hilton Addition was approved bythe Site Plan Review
Committee on August 26, 2009. A copy of the approved site plan is enclosed.

process.
No Conditional Use Permit shall be valid for a period longer than one (1) year from the date on
which the City Council grants the Conditional Use, unless within such one (1) year period: (1) a
Building Permit is obtained and the erection or alteration of a structure is started, or (2) an
Occupancy Permit is obtained and a use commenced.
