We have a retail showroom that is approximately 2000 sq. ft. The showroom includes a bathroom, and office. Outlaw customs also offers installation of all products we sell within our service center that is approximately 2800 sq. ft. The service center has one hoist with bay doors where all the installations are done. Most of the installs that are done are bolt on suspension kits, and bolt on truck, jeep, SLTV accessories. We also offer custom fabrication for suspension kits, bumpers, and most any part that can be built. Since our opening in July 2004 Outlaw Customs has had an enormous amount of growth. We need to expand our service center area to the un -occupied space available in the building we are currently leasing. This area consists of an extra 1800 sq ft. Northwest Highway was reviewed and subsequently denied by the City Council. In our discussion pertaining to this matter, you advised me that another application for specific use permit might be reviewed if presented with significant changes that would warrant such an action. We are in preliminary stages of planning with contractors to make exterior and landscape renovations to the property which we believe will be an improvement for Northwest Highway. Ignorance and inexperience are not sufficient excuses, for Mr. Kea and I were certainly guilty, as we were not properly prepared to make the presentation that we can now see is required. Mr. Kea and his wife have spent these last few days exploring their limited alternatives and have decided that they would like to remain in Grapevine at this location if possible. Their business has grown considerably in the year they have been here, drawing a large percentage from neighboring communities and they now have six employees that all depend on Outlaw Customs and Grapevine for their livelihood. As the property owner and landlord, I am requesting that the City refrain from code enforcement penalties and allow us a minimum of ninety days from today to assess our possibilities and make proper plans and reapply for permit.
