Photometric • Please provide a photometric plan which meets the requirements of the Zoning Ordinance. SUPPLEMENTAL COMMENTS Building Inspections Please contact Manda Pancholy — Plans Examiner or Don Dixson — Assistant Building Official at 817.410.3165 for any questions regarding the following comments. • Provide a Building Data Table. • Retaining walls and fences require separate permits. • All signs will require a separate permit issued to a registered contractor. Please note the following Public Works/Engineering comments. Please direct all questions regarding the following comments to Paul Lee — Civil Engineer at 817.410.3136: This site is at the top of a bluff and drains down a large slope to a townhome project. Attention should be given to the "Downstream Property Owner's Permission" requirements (Article I, Item 3, paragraph 3.2.8 of Appendix E). After providing a design that meets code the developer will need to provide a letter from the downstream property owner. • The Site shows inlets to bubble the water out at the top of the slope. This will cause concentrated discharges on the downstream property and erosion. • At the predevelopment meeting we were shown 2 buildings on this site. If a second building is planned as a separate phase, this should be shown as future on the engineering to allow for appropriate future planning. O: \ZCU\2017\SP17-18\SP17-18.1.doc • The Sanitary sewer manhole is over 20' deep at the connection. There may be additional requirements when more construction details are provided. • The Site is at the top of a large hill. The grading does not take advantage of the grades for drainage in the parking areas. Consider that a better grading design could decrease the height of the retaining wall. • A 10' Wide Trail is required like the Apartment complex adjacent to this site. This trail needs to meet all ADA/TAS requirements and be constructed per TXDOT trail standards. Provide appropriate pedestrian access or trail easements. • The existing fire hydrant shown in the trail will need to be relocated. • The water line in front of this site is an 18" concrete cylinder pipe transmission main. As discussed in the pre -development meeting we will allow two connections to this line for the purposes of making a water loop to serve the site. The connections will be made by cutting a section of the main and installing a 16" valve and tee to add the required isolation for this site. Fire services more than 50' from the backflow preventer in the building will require a backflow in a vault. • Indicate backflow preventer on Irrigation meters. • Erosion control shown is minimal. With the steep slopes on the site additional protections will be required during construction to provide the protections required by code. • Consider Recycling in the size of the dumpster enclosure. Please note the Fire Department contacts. Bryan Parker — Assistant Fire Marshall or Mark Martens - Investigator at 817.410.4400: • Automatic fire sprinkler system shall be provided throughout. • Fire Alarm shall be installed. • Knox box 4400 Series shall be provided. • FDC shall be within 50' of fire lane. • FDC shall be within 50' of fire lane. • FDC shall be within 50' of fire lane. For verification please email a PDF of the _final plans to .t.. aeiow prior to riannma atarr approvai. The required parking ratio is five (5) spaces plus one (1) per 300 square feet. Please dimension the proposed sign to the front property line. If the proposed sign illuminated then a note is required on the plan stating that the proposed sign was included in the determination of the illumination levels. What is the percent masonry of the entire structure exclusive of doors and windows? The minimum percentage masonry is 70% Planter islands on the west side of the parking lot and adjacent to the building on the south side require trees. The plans have been revised accordingly and the final design has been accepted by the Public Works Department. • Indicate backflow preventer on irrigation meters. Backflow prevention has been indicated on the final design plans that have been accepted by the Public Works Department. • Erosion control shown is minimal. With the steep slopes on the site additional protections will be required during construction to provide the protections required by code. The erosion control measures will be maintained by implementation of the SWPPP through the construction period. 0 Consider Recycling in the size of the dumpster enclosure. IK 4- Click Engineering 325 N Saint Paul St Suite 2850 Dallas, TX 75201 P: 214.871.2302 F: 214.871.8716 Texas Registration: F-10142 In our original meetings, we presented a concept. At this point, it is unknown if future development will occur and what it will look like, therefore we are only permitting the single building. • The Sanitary sewer manhole is over 20' deep at the connection. There maybe additional requirements when more construction details are provided. The final design has been reviewed and accepted by the Public Works Department. • The Site is at the top of a large hill. The grading does not take advantage of the grades for drainage in the parking areas. Consider that a better grading design could decrease the height of the retaining wall. Noted, we have prepared our design based on the direction of the Client. • A 10' Wide Trail is required like the Apartment complex adjacent to this site. This trail needs to meet all ADA/TAS requirements and be constructed per TXDOT trail standards. Provide appropriate pedestrian access or trail easements. The trail has been provided. Easements will be dedicated through and administrative plat process upon completion of construction of the public elements. • The existing fire hydrant shown in the trail will need to be relocated. The trail has been relocated and the fire hydrants will no longer need to be relocated. • The water line in front of this site is an 18" concrete cylinder pipe transmission main. As discussed in the pre -development meeting we will allow two connections to this line for the purposes of making a water loop to serve the site. Please note the following comments. The subject site requires two additional parking spaces for a total of 123 parking spaces. Please add screening shrubs adjacent to the north side of the parking lot. Please label the proposed sign on the landscape plan. Albert L. Triplett Jr. Planner II City of Grapevine 200 S. Production Process - "Sintering" and Technology: The Sintering Technology developed to create NEOLITHO replicates the natural stone creation process that takes thousands of years in a matter of hours. It exposes th raw materials described above to extremely high pressure and temperature. During the 1 st phase, the raw materials go through the pressing machinery where a pressure of +5800 PSI is applied. In a second phase, the slab goes through an oven with temperatures reaching more than 2200 F. This process of ultra -compaction gives birth to a full-body surface with unique technical features.
