It is proposed to construct an addition on the right rear of the structure on the subject
property. The existing porches and garage area will be demolished. New porches will be
constructed as shown. A porte cochere will he constructed on the left side of the
structure.
Construct 35 reinforced concrete drilled piers in the locations shown. The piers should
be minimum 12" in diameter and 6' deep. Use 2#5 --cal rcbar,the rehar for the siab
portions should not extend out the top of the pier, the rebar for the pier&beam portion
should extend into the grade beam minimum I2"as shown. The existing grade beam on
the left side can be used for porte cochere support.
The foundation for the addition on the right rear will match the existing foundation and
the new floor elevation will match the existing floor elevation. The new grade beam
should be minimum 24"deep and 10"wide with 2#4 horizontal rebar top and bottom.
Use 43 stirrup at maximum 24"centers. Use 2#4 rebar as dowels evenly spaced top to
bottom at maximum 12"centers to extend minimum 8" into existing grade beam and 8"
into new grade beam.
Use double 2x6 beams and 2x6 floor joists @ maximum 16"centers. Beams and floor
joists should be treated.
The grade beam for the porches and porte cochere should be minimum 24"deep and 10"
wide with 2 44 horizontal rebar top and bottom. Use#3 stirrup at maximum 24"centers.
The slab should be minimum 4"thick with 93 rebar at maximum 18"centers each way.
Use minimum 2x8 rafters @ maximum 16"centers with a 2x10 ridge beam in the vaulted
ceiling areas and minimum 2x6 rafters @ maximum 24"center with a 2x8 ridge beam in
the non-vaulted ceiling areas.
Concrete should be a minimum of 5 sacks per cubic yard mix,2500 psi C?28 days and
reinforcing steel 40 ksi.
