All Conditional Use and Special Use Applications are assumed to be complete
when filed and will be placed on the agenda for public hearing at the discretion of
the staff. Based on the size of the agenda, your application may be scheduled to a
later date.
All public hearings will be opened and testimony given by applicants and
interested citizenry. Public hearings may be continued to the next public hearing.
Public hearings will not be tabled.
Any changes to a site plan (no matter how minor or major) approved with a
conditional use or a special use permit can only be approved by city council
through the public hearing process.
Any application for a change in zoning or for an amendment to the zoning
ordinance shall have, from the date of submittal, a period of four months to
request and be scheduled on an agenda before the Planning and Zoning
Commission and City Council. If after said period of four months an application
has not been scheduled before the Commission and Council said application shall
be considered withdrawn, with forfeiture of all filing fees. The application, along
with the required filing fee may be resubmitted any time thereafter for
reconsideration. Delays in scheduling applications before the Planning and
Zoning Commission and City Council created by city staff shall not be considered
a part of the four month period.

On Monday evening, July 15, 2008 at 7:30 P.M. in the City Council Chambers, 2nd Floor,
200 South Main Street, Grapevine, Texas, the City Council and Planning and Zoning
Commission of the City of Grapevine will hold a public hearing to consider the following

Z08-05 — J J HALL ADDITION - submitted by George Kuketz for property located at 210
North Starnes Street and platted as Lot M, J J Hall Addition. The applicant is requesting
rezone 14,000 square feet from "R-5.0" Zero -Lot -Line District to "HC" Highway Commercial
District for the development of an office building. The property is owned by George Kuketz.
CU08-15 — FOURMILE HOLDINGS - submitted by submitted by Glacier Commercial
Realty for property located at 810, 820, 830, 840, 850, 852, 860, 880 Mustang Drive and

Business Park on a three building complex, as shown on the site plan was withdrawn
without prejudice by City Council on August 19, 2008/
On August 19, 2008, the Planning and Zoning Commission recommended the City Council
approve the applicants request to withdraw without prejudice.
A waiting period of one (1) year between the date an application for amendment to the
zoning ordinance, or a requested change in zoning, is denied by the City Council and a
new application for such a change or amendment is accepted, is hereby established. The
one-year waiting period shall be applicable to all requested amendments and changes for
the same zoning district, or districts, on all or any portion of the property previously
considered for amendment or change in zoning; provided, however, said one-year waiting
period shall not be applicable to any proposed amendment or change instituted by the City
Council or Planning and Zoning Commission or to any proposed amendment or change
denied by the City Council without prejudice.

The existing site located at the north west corner of Mustang Drive and Main Street in
Grapevine, Texas consists of three existing buildings under a Business Park Zoning District on
an 8.053 Acre platted property. (See attached site location)
The site is proposed to be subdivided into three plat parcels containing one of each of the three
buildings currently located on the site. The division of the site under City of Grapevine
"Business Park" (BP) zoning requires a conditional use permit. The conditional use permit
proposal described in this letter will not cause substantial harm to he value, use, or enjoyment
of the other property in the neighborhood. The following describes compliance with the City of
Grapevine Conditional Use / Site Plan Application check list.
This submittal shall include an updated site plan and landscaping plan for the conditional use
application. No substantial changes are required for existing grading, drainage, and elevation
plans. Please refer to the existing approved grading, drainage, and elevation plans for the site.
Illumination Plan Requirement — The conditional use application is proposing no new
construction and is not changing any building or lighting requirements. Please refer to
previously approved illumination plan for this site to meet illumination requirements.
Landscaping plans are provided to allow for each lot to stand alone in landscape requirements.
Lot IOR- 1 and Lot IOR-2 require additional landscape than what exists. The proposed
landscaping plans incorporate new landscaping areas to sufficiently meet the minimum
landscape coverage requirement. Please refer to the landscaping plans.
Front Yard, Rear Yard, and Side Yard setback requirements will be in compliance for each of
the three lots.
All other requirements shall be met with this conditional use / site plan application.
