APPLICANT: Holly Northcutt / Let's Pretend Tea Parties OWNER: DJA Properties, LLC AN PLHNNINGi CU09-N CONDITIONAL USE LETTER DATE: January 7, 2009 TO: Development Services — Planning Division 200 S. Main Street, Grapevine, Texas 76051 FROM: Holly Northcutt / Let's Pretend Tea Parties — Applicant 326 S. Main Street, Grapevine, Texas 76051 RE: Conditional Use — Food Service and Retail Sales of Food Products In connection with my Conditional Use Application, this letter will describe the proposed Conditional use. PROPOSED CONDITIONAL USE: Tea Party facility serving complimenting food and beverages at reservation events and associated retail area selling theme -related gifts and food products. Below is a quick synopsis of the Let's Pretend Tea Parties events and merchandise: Let's Pretend Tea Parties primarily hosts Tea Party Packages for children that are offered by reservation. Typically, a tea party will include the following food products: tea served in dainty china cups along with tea and/or peanut butter & jelly sandwiches and sweets, which include the house specialty, chocolate soup. Let's Pretend Tea Parties make memories for children and adults of all ages. These tea parties have been a great success since 1993! Patrons will also be able to shop here for adorable girly girl gifts and a delicious boutique "Sweet Shoppe" complete with themed cupcakes, nostalgic candies, etc. There are no special requirements or conditions imposed upon the property in connection with the requested Conditional Use of Food Service and Retail Sale of Food Products. 317-A S. Jenkins Street is an approx. 1,780 square foot existing building that has been most recently a Stain Glass and Gift Store and prior to that a women's apparel and home furnishings boutique. There will be no cooking within the premises (other than microwave or similar product use and tea/coffee pots). All food products are baked or cooked off-site and/or purchased from 3`d party vendors with minimal party food prep on-site for events. The proposed Conditional Use will not cause substantial harm to the value, use or enjoyment of other property in the neighborhood. There are full-service restaurants, tasting rooms, retail sales, and office uses in the surrounding neighborhood. The approval to serve and sell food products at this location will continue to enhance the venues available in downtown Grapevine for family shopping and children's entertainment. Let's Pretend Tea Parties is currently located at 326 S. Main. I am looking to relocate to a more desirable location. This location is not a proposed full-service fine or casual dining restaurant and is not a fast food location. Instead, it is a themed children's party location with a retail sales component that compliments the tea party theme. Your consideration and approval of this Conditional Use request is appreciated. Please feel free to let me know if you have any questions or need additional information. JAN -72oog R. This was not forwarded to the Mayor this morning --waiting to see if perhaps you can reply. Please let me know.\ T >>> < 12/31/2008 12:07 AM >>> Mr Mayor Tate, Hello there. I need your help please! I own Let's Pretend Tea Parties on Main St. We have been here for 17 years!! And ... we love it! I am looking to move my business across the street to a larger location. I have signed a new lease effective Feb 1st on approval of my Certificate of Occupany. However, I am running across some difficulty with the whole food service issue. I am to get surveys and blue prints? on the new location and pay hundreds to thousands of dollars because I serve food ... thats my understanding. But, we do not make any of it. It is catered in and we just put it on a plates and serve it to the children. This consist of petit fours, cupcakes, tea sandwiches... things like that. I am not a REAL resturant. We are mainly a children's retail shop and we do our famous tea parties on the weekends. We have been here for SO long in this great city, I am hoping you can help me and just conside me to be "grandfathered -in." From what I understand, a business like mine was not intended to have to be effected by these new food rules. But, we happend to have fallen through the cracks. really need help from the city council. I really feel like my business is part of this great community and we just need some understanding with these new regulations. We just want to move across the street by Feb 1st and be open for business right away!! I am hoping you can agree to us retaining a new certificate of occupancy and approve our move to our new location during your Jan. meeting. I know this is sudden but I had no idea what I was against. And now, I am very worried. By the way ... the city looked fantastic this holiday season and it is such a blast to be part of all the festivites. I feel so blessed to be able to have a shop on this great historical street. Thank you!!
