The concept was to develop a vacant site on South Main Street into four unique dining experiences. The goal was to create an innovative development that would attract the best of the best restaurants in the Dallas/Fort Worth market. Over a period of months, a number of scenarios were created, reviewed and revised. The EpiCentre's selected concept develops the five -acre site as a single facility on which four separate restaurant pad sites operated as a collective dining experience. The site, located just south of Grapevine's Historic Downtown, is bounded by South Main Street, Municipal Drive, Capitol Street and Hanover Drive. The restaurants are planned around a common amenity that serves as a focal point. The central amenity contains enhanced paving, landscaping and lighting offering restaurant patrons with a pleasing experience, before and after their dining event. This is the office development currently occupied by United Development Funding - located immediately east of the EpiCentre across Municipal Way. The agreement grants the EpiCentre the right to use 69 parking spaces of the office building parking on a daily basis from 6:00 p.m. to 3:00 a.m. for the purposes of EpiCentre agents, employees, invitees, guests, successors and assigns. The duration of the Agreement is perpetual. Thus, the provision of 69 additional spaces increases the number of available spaces to 397 parking spaces, or 27% more than the City's required off-site parking. EpiCentre 2010 CUP Application Supplement 6 2090 PROPOSED AMENITY AND PATIO AREAS The Epicentre's overall development goal is "to create an innovative development that would attract the best of the best restaurants. " This goal has lead to the creation of a unique site layout, with an atmosphere unlike any other restaurant development. The capstone of the development is to provide an outdoor amenity that offers restaurant patrons a "before and after the meal" experience that matches the dining event itself. CENTRAL PLAZA The Central Plaza is situated in the center of the four restaurants, and serves as a "commons" for use by all restaurant patrons. This space includes a combination of hardscape, landscape, lighting and sound to provide a unique experience for all. Landscaping was selected for its ability to soften the appearance of the spaces, provide buffers between areas, and provide annual color in planting beds. Lighting is provided for the safety of patrons, but will be subdued to minimize light trespass beyond the restaurant building area. Speakers, which provide ambient - background music, are placed in optimal locations to minimize the trespass of music beyond the restaurant building areas. The level of sound from the speakers is planned to blend harmoniously with restaurant patrons' voice levels. The nearest single family residence is over 500 feet to the west of the Central Plaza, beyond an office center which buffers the residences. Lighting, landscaping and ambient level music are a package of amenities to make this an enjoyable experience for all. CONCLUDING STATEMENT The EpiCentre has strived to create a context -sensitive design for its restaurants - for the enjoyment of restaurant patrons and to be a good neighbor to nearby land uses.
