in the same letter, describe or show on the site plan, and conditional requirements or conditions imposed upon the particular conditional
use by applicable district regulations (example: buffer yards, distance between users)

ACKNOWLEDGEMENT
All Conditional Use and Special Use Applications are assumed to be complete
when filed and will be placed on the agenda for public hearing at the discretion of
the staff. Based on the size of the agenda, your application may be scheduled to a
later date.
All public hearings will be opened and testimony given by applicants and
interested citizenry. Public hearings may be continued to the next public hearing.
Public hearings will not be tabled.
Any changes to a site plan (no matter how minor or major) approved with a
conditional use or a special use permit can only be approved by city council
through the public hearing process.
Any application for a change in zoning or for an amendment to the zoning
ordinance shall have, from the date of submittal, a period of four months to
request and be scheduled on an agenda before the Planning and Zoning
Commission and City Council. If after said period of four months an application
has not been scheduled before the Commission and Council said application shall
be considered withdrawn, with forfeiture of all filing fees. The application, along
with the required filing fee may be resubmitted any time thereafter for
reconsideration. Delays in scheduling applications before the Planning and
Zoning Commission and City Council created by city staff shall not be considered
a part of the four month period.

Kilwins Chocolates Franchise, Inc. is pleased to submit the enclosed information for
a conditional use application consideration for the tenant build -out of a I<ilwins
Chocolates and Ice Cream Shoppe located at 338 South Main Street Grapevine, Texas
76051. To assist in the application review, I would like to take this opportunity to
provide a brief description of a typical Kilwins store.
First of all, we have over 115 stores located in various parts of the United States. With
the exception of two, all of our stores are owned and operated by private franchisees
and are located as far north as Michigan and as far south as Key West, Florida. Please
see attached photos of a typical Kilwins build -out.
Kilwins is a full line confectionery store that sells Kilwins own high-quality
chocolates such as caramels, creams, nut clusters, tuttles, cherry cordials, truffles, etc.
We also sell our own super premium original recipe ice cream and related products
such as milk shakes, sundaes and sodas. We make some of our products in the store,
such as fudge, caramel corn, caramel apples, waffle cones and some chocolate dipped
items like chocolate covered strawberries, chocolate covered pretzels, etc.
Our stores offer an authentic ice cream and fudge experience. Our show cases and
prep areas give our customers that hand -made touch they want.
Hopefully, this brief explanation will help you better understand the makeup of a
Kilwins Chocolates and Ice Cream Shoppe. We are excited about bringing the Kilwins
experience to Grapevine and look forward to working with you during the plan review
process.
