Dear Phil,
The purpose of this letter is to provide confirmation that the subject foundation meets the minimum design
requirements of the International Residential Code, 2012 edition, the American Concrete Institute, and the
American Society of Civil Engineers. Dead and live loads have been calculated and applied to the conventionally
reinforced concrete slab-on-ground foundation assuming typical soil parameters of area soils as stated.
Structural drawings are included with this letter as sheets S1, S2, S3, and S4.

Limitations of Liability:
Soil and foundation movement are well-documented phenomenon in the greater Dallas-Ft Worth area and result
in millions of dollars in repair costs each year. Future movement of foundation remains likely to varying degrees
as a result of natural variations in seasonal moisture content of underlying supporting soils. The foundation is
prone to deflect due to these moisture variations wherein total prevention of soil and foundation movement is
unlikely. Repair recommendations, if any, are consistent with industry practices in the repair and maintenance of
existing slab on ground or deep foundation systems. The foundation should be re-inspected as often as soil
movement exacerbates observable damage or foundation slope differentials worsen. The foundation contractor
is responsible for design of underpinning system and shall locate piles/piers as close as possible to locations
shown on the attached repair drawings. Drainage repairs,when recommended, could require many seasons for
the true benefit to be realized. Due to plumbing buried sub-grade and that the foundation is meant to lift off soil
onto pilings, plumbing damage can occur on occasion. No warranty, expressed or implied, is made regarding the
future performance of subject foundation. Not all defects or cosmetic damage occurrences are documented in
this report. Underpinning will not improve the performance of non-underpinned areas of foundation. A
geotechnical boring log could be obtained by owner to best navigate decisions related to foundation repair or
drainage repair options. You can contact this office for any questions or concerns over the life of this report.
A consistent foundation watering program may be necessary during dry or accumulated drought conditions. This
program will vary and is unique to each and every ground supported foundation. Periodically the soils around the
perimeter of the residence should be checked for consistent moisture content. Areas of soil shrinkage, evidenced
by excessively dry soil pulling away from the foundation, or soil swell, evidenced by signs of mold or standing
moisture, may require an adjustment of irrigation amounts. Low areas that allow water to accumulate should be
filled with sand or low plasticity soil and compacted to mitigate erosion. Gutters,downspouts, and drainage pipes
should be regularly maintained to prevent clogs and provide unobstructed discharging. The ideal positive
drainage slope in the first 10 feet from perimeter is 5% or 6 inches to force drainage away from foundation.

In reference to above permit please required information in response to following comments in two hard copies.
Comments:
New addition shall be setback minimum 25'from rear property line. Plan shows 22' 2" rear setback. Provide revised
drawings to meet the setbacks of zoning ordinance.
Label use of space on existing floor plan. Clarify the window to be removed from existing house is not a egress window
in the bed room.
Ceiling joists span shall comply with Table R 802.4(1)/(2) of IRC 2006.Architectural plan is not consistent with
Engineered plan.
Provide lot drainage plan in one copy.
Check permit application for energy compliance.
