This letter confirms on May 17, 2018 the Historic Preservation Commission staff approved
with conditions #CA18-57 for the property addressed 807 East Texas Street, legally
described as Block 2, Lot 16, D. E. Box Addition, City of Grapevine Texas. The following was
approved on this Certificate of Appropriateness:
Install 22 pressed concrete piers under perimeter wall of house and porch as per
the attached Engineer's report, plan, section and details;
2. On the front wall of the house, remove the existing secondary entrance door and
replace it with a 3' x 3' window unit to match the existing kitchen window on front
of the house as indicated on the attached photo;
with the conditions a permit is obtained from the Building Department.
An approved Ceo#icate of Appropriateness is not an approved building permit; a
building permit is / is not required. Contact the City of Grapevine's Building
Department at 817.410.3165 for fees and information regarding permits.

At your request, we have reviewed the foundation and pier layout planned at 807 E Texas
Street in Grapevine, Texas to lift the foundation above the influence of the expansive soils.
Based on our review, the proposed installation of 22 pressed concrete piers meets or exceeds
industry standards per 2015 International Residential Code (IRC) and the attached Pier Layout.
We performed no design associated with the subject property. Our review is based solely on
documentation provided for the subject home, including:
- MCJA Foundation Repair Evaluation & Repair Plan, dated May 15, 2018.
This report is not intended to be a complete technical evaluation of the property. Other
problems may become apparent as the seasons and climatic conditions change. There is no
warranty, expressed, or implied, concerning the engineering report. Liability is strictly limited to
the fee paid for this report.
This engineer will not be responsible for (1) knowledge of subsurface conditions without
extensive geotechnical data derived from onsite drilling and testing of soil samples (no tests or
analysis were performed on the structure or the foundations soils / bedrock), (2) knowledge of
concealed cracks, or vertical differential displacement of foundation without uncovering the floor,
(3) any defects that are covered up due to recent repairs, remodeling or repainting, and (4) any
other element such as joints or beams and other structural members that are otherwise not
readily available to this engineer for viewing.
