BACKGROUND: Certificate of Appropriateness application #CA17-80 was submitted on June 28, 2017 by the applicant Josh Archer of M. J. Wright Architects for construction of a new 1 -story period style addition to the rear of the existing house. The renovation and addition are designed to update the 1933 Tudor Revival Goad House for family needs. The Goad House is a contributing resource in the Original Town Historic District, listed on the National Register of Historic Places in 1998 at the local level of significance in the categories of architecture and community planning and development. The district represents the town's residential growth from the late 19th century through the early 20th century. The proposed addition would contain a family room with a covered terrace opening to the rear yard, a utility room and a master bedroom, with bath and walk-in closet. The proposed plans for the new addition were developed following the 2013-23 Preservation Ordinance and the Design Guidelines established for the property. The existing house contains 2,272 square feet of living area on the first and second floors. The proposed addition would contain 1,001 square feet, bringing the total square feet of the house to 3,373 square feet of climate controlled living space. This is within the maximum 3,400 square feet established per the preservation ordinance. The existing covered front porch of 30 square feet and the proposed covered terrace are not included in the 3,400 square feet maximum. The property lot size is 10,340 square feet and the building coverage is 37.6% (maximum 40% coverage). Impervious coverage is 58.9% (maximum is 60%). S CITY OF GRAPEVINE NOTICE OF PUBLIC HEARING HISTORIC PRESERVATION COMMISSION CASE #CA17-80 403 EAST WORTH STREET An application was filed in the office of Historic Preservation requesting the Historic Preservation Commission approval for Certificate of Appropriateness #CA17-80 for the property located at 403 East Worth Street, legally described as Block: 34, Lot: W55'4, Grapevine, City of, Grapevine, Texas, to add an addition to the rear of the house to enlarge the existing kitchen, add a family room and a master suite. A public hearing regarding this application will be held by the Historic Preservation Commission on Wednesday, July 26, 2017 at 6:00 PM, in the Grapevine City Hall, 2nd Floor Council Chambers, 200 South Main Street, Grapevine, Texas 76051. Appendix G, Section 7.(C) of the Grapevine City Code requires the Commission shall deny, approve, or approve with conditions any Certificate of Appropriateness application within 30 days of receipt of a completed application, determining whether the proposed work is consistent with the regulations contained in this ordinance, in all applicable ordinances, and in the zoning ordinance designating the Historic Landmark Districts. Upon posted notice, and notification by regular mail at least five (5) days in advance to the immediately adjacent property owners as that ownership appears on the last approved tax roll, the Commission shall conduct a public hearing on the application, at which time an opportunity is provided for proponents and opponents of the application to present their view.
