Comments:
1. A tree inspection is required prior to any site grading.
2. A form survey confirming building dimensions and distances to property lines is
required prior to any foundation work.
3. A site plan is required to be approved by the Development Services department of
the City of Grapevine. This is a separate submittal process. Submittal
requirements may be obtained from Susan Howard at 410-3155.
4. Paving, Grading and Drainage plans are to be approved by the Public Works
department of the City of Grapevine. This is a separate submittal process.
Submittal requirements may be obtained from John Robertson at 410-3135.
5. The Texas Accessibility Standards require construction documents covering each
subject building or facility with an estimated construction cost of $50,000 or more
to be submitted to the State of Texas Department of Licensing and Regulation or
to a licensed independent contract provider of plan review services prior to
construction for review. Such review will determine compliance with the Texas
Accessibility Standards. This is a separate submittal process. The City of
Grapevine has not reviewed these plans for compliance with state and federal
requirements including the Texas Accessibility Standards and the Americans with
Disabilities Act.
6. One passenger elevator is required per the Texas Accessibility Standards. Any
exception to this requires the specific approval of the Executive Director of the
Texas Department of Licensing and Regulation.
7. Provide one -hour B-2/13-1 occupancy separation between B-2 retail sales area and
B-1 automotive repair garage.
8. Devices generating a glow, spark or flame capable of igniting gasoline vapors shall
not be installed within 18 inches of the floor in any room in which Class I
flammable liquids or gas are used or stored.
9. Provide stair details.
10. Provide guardrail details.
11. Exit signs (2) shall be installed at all required exits.
12. Exit illumination is required throughout building. Emergency lighting for exit
illumination shall be provided power from premises wiring system and back-up
power from storage batteries or an emergency generator.
13. Exit doors shall open from the inside without the use of a key or any special
knowledge or effort. Manually operated edge- or surface -mounted flush bolts are
prohibited. When exit doors are used in pairs and approved automatic flush bolts
are used, the door leaf having the automatic flush bolts shall have no door knob or
surface mounted hardware. The unlatching of any leaf shall not require more than
one operation.
14. Provide structural plans for second floor storage area. Such plans shall be
designed and sealed by a registered professional engineer.
15. Toilet rooms shall be provided with a mechanical exhaust system capable of 4 air
_ changes per hour. Such system shall be connected directly to the outside.
16. Water lines shall not be located in unheated ceiling space.
17. Temperature and pressure relief drain lines shall drain to the exterior.
18. Protect P trap for condensate with a trap primer. Protect waterline and trap from
freezing.
19. A backflow prevention device is required for each water service. Backflow
devices shall be tested upon installation by a registered contractor. A test report
shall be provided the City of Grapevine on the approved form.
20. Special Inspections are required per section 306, 1991 Uniform Building Code for:
Piers, Concrete Strength, Structural Masonry, High Strength Bolting and
Structural Welding. Periodic inspection reports shall be submitted to the Building
Department. A final signed report shall be submitted, stating that all work
requiring special inspections complies with the plans and specifications.
21. Separate mechanical, electrical and plumbing permits required.
22. General, mechanical, electrical and plumbing contractors shall be registered with
the City of Grapevine. Fee $75.00
23. Building and Fire Departments final inspections required.
24. Certificate of Occupancy application (attached) must be submitted to the Building
Department prior to permit. Certificate of Occupancy approval required prior to
occupancy.
