SPECIAL CONDITION: Staff finds that a special condition does not exist for the variances requested. BACKGROUND INFORMATION: The subject property is currently unplatted and it is the applicant's intent to plat the property into two separate lots to be developed at a future date into two residential properties. The applicant has unsuccessfully attempted to purchase property from the property owner to the north sufficient to make the subject property conforming to the 100 foot lot depth requirement. As it currently exists, the property is nonconforming relative to lot depth and staff could support a variance request to the lot depth requirement for a single lot; however, subdividing the property into two separate lots and therefore creating a second lot that also needs consideration from the Board relative to lot depth is a self-created hardship which staff cannot consider making a recommendation for approval.
