The following was approved on this Certificate of Appropriateness: 1. Remove and reconstruct rear additions on east and west side of the house; 2. This ledger will rest on the top of the new 2 x 6 studs that are affixed to the existing 2 x 4 stud walls. This ledger will act as a mount to affix the 2 x 8 rafters of the roof to. This procedure will be done to both sides of the remaining bedroom to create a sturdy stud wall and ledger to affix the roof rafters to each room being rebuilt. The top of the ledger boards will be at a height of 10' 11 ''h" from finished floor. ■ 2 x 8 rafters will be affixed to the ledger board on 24" centers for each room. The rafters will span the entire interior space of each room with a P tail for a soffit. The rafters will rest with a "bird's mouth cut" on a 2 x 4 framed stud wall with a double top -plate at a height of 8' from the finished floor. The exterior stud walls will all be 2 x 4 lumber with appropriate cut-outs and support for windows and door. The pitch of the northeast bedroom will be 2.76/12, and the pitch for the northwest bathroom and laundry will be 2.4/12. ■ 7/16" 4' x 8' engineered OSB sheathing (Zip System from Huber) will be affixed to the rafters to act as a moisture and air barrier. This will also act as a substrate to affix the roofing material (standing seam aluminum roof) to. ■ Insulation for the roof will consist of cut pieces of polyisocyanurate foam sheathing sandwiched together between the rafters. Each foam insulation board is 1" thick 4' x 8' sheets with 1.0 mil smooth, reflective aluminum facers on both sides. This will achieve an r -value of about 45 for the roof of each room with 7 sheets of foam sandwiched together between rafters. ■ Insulation for the stud walls will be 3 %2" unfaced fiberglass insulation that will create an r -value of 15. 7/16" 4' x 8' engineered OSB sheathing will be affixed to the outside of the stud walls to create a moisture and air barrier (Zip System from Huber). ■ 6" Wood shiplap siding will be affixed to the engineered OSB sheathing and painted for exterior protection. ■ Frame -out and install Lincoln aluminum/wood-clad windows to the rebuilt bedroom, bathroom, and laundry room. Install two 3' x 5' windows in northeast bedroom (north wallfbackyard view) at a height of 18" from finished floor. Install two 3' x 81" windows in middle/back bedroom (header and frame previously constructed, replace current windows) at a height of 18" from finished floor. Install 22" x 33" window in rebuilt bathroom at a height of 56" from finished floor. Install 36" x 80" 4 panel wood door in rebuilt laundry room.
