This letter confirms on October 3, 2018 the Historic Preservation Commission staff approved
with conditions #CA18-110 for the property addressed 403 East Worth Street, legally
described as Block 34, Lot 4, City of Grapevine Texas. The following was approved on this
Certificate of Appropriateness:
1. Reconstruction of the rear wall and a portion of the east and west walls (removed
without Historic Preservation approval) from the original Goad House, to provide
support and framing for the new addition to the house;
2. Replacement of cedar wood siding (removed without Historic Preservation
approval); replacement cedar siding is to match the original siding profile and
dimensions;
as per the attached plans, photos and siding sample with the conditions a permit be
obtained from the Building Department.
An approved Cert' icate of Appropriateness is not an approved building permit; a
building permit is)/ is not required. Contact the City of Grapevine's Building
Department at 81 .410.3165 for fees and information regarding permits.

Dear Mr. Maykus,
Thank you for meeting with Mary Bush and me on Tuesday, September 11, 2018 at the Goad House, 403 East
Worth Street. As per our agreement there, we look forward to receiving your new Certificate of
Appropriateness application with your historic preservation plan noting (1) demolition and reframing of the
rear portion of the house was done without notifying Historic Preservation staff and obtaining approval from
the Historic Preservation Commission; and (2) wood siding and trim was removed from the house without
notifying Historic Preservation staff and obtaining approval from the Historic Preservation Commission; and
your commitment to replace the original wood siding and trim that was removed with recycled cedar wood
on the front and two sides of the original house, from a vendor who has such a product.

David,
I'm in receipt of your September 7, 2018 letter concerning 403 East Worth. In addition, we met on
September 11, 2018 to clarify the letter. Thank you for meeting to clarify. There were 2 points noted on this
letter:
1. "On August 29,2018 Historic staff notified the Building department the rear portion of the house was
demolished and reframed, not under #CA17-80, without notifying staff and obtaining approval from
the Historic Preservation Commission".
Attached is a copy of the approved floorplan with the original floorplan included. This plan
shows the existing rear portion of the home "overlaid" into the proposed plan. This shows
the requirement to remove the rear walls to construct the balance of the home. This existing
rear wall is noted as a dotted line on the plan. In addition, the western exterior wall of the
kitchen was removed and replaced. This wall required extensive change to re -frame the new
windows approved on this western elevation. In addition, there was no exterior sheathing,
there was extensive rot, and moisture infiltration. During one of the estimated 3-5 remodels
done previously that've noted during construction of this home, the existing perimeter beam
was cut in half to install chicken wire ventilation. The cutting of this beam in numerous
places created a non-structural exterior beam and the installation of new beams required
the removal of some of the existing framing. The highlighted plans and pictures are attached.
2. "on August 30, 2018 Historic Preservation Staff photographed the house exterior front and sides. The
original exterior wood siding and trim was removed without notifying and obtaining approval from the
Historic Preservation Commission. Green board was applied to the wood studs of the house.
Grapevine's Design Guidelines require original wood siding and trim materials to remain and only
deteriorated boards be replace with like material"
• The latest siding material on the exterior of the home is 3/4" X 7" cedar siding. Pictures are
attached showing the various layers of siding found on the home. In addition, there was a
wall of siding with a window installed that had been framed during one of the previous
remodels. The use of pneumatic staples to install the existing cedar siding points to an
installation that occurred in the past 25 years. The various sidings were probably installed
during one of the 2 fires we've uncovered evidence of during construction or one of the 3-5
remodels noted during this construction. We've carefully sourced cedar siding that is exactly
the same as the cedar that existed on the home previously. We contacted you're suggestion
of Antique Lumber Company and they didn't have any material that either matched our size,
our profile, or the type of material. In addition, the disclaimer from the vendor is "most of
our boards are from the 1920's, meaning most of the paint is lead based. We don't
recommend the use of our material if you have small children." The siding we've sourced is
correct in size, in profile, and in material.
Attached is our application for Certificate of Appropri teness and.numerous pictures. Although we believe
we're incompliance with our existing Certificate of ARt?ppate
