Glade from "R-7.5°Residential Property ho"B-5.O"Zero Lot Line District for
mresidential development.
Although nnycomments are too late tobeconsidered onofficial vote, |hope
you will consider them when determining ' yourvote. Myhusband and |have
resided at4B2OHavensharnDr. inArbomnontEstates since August 19S3.
According hothe zoning plot Ireceived, this isLot #8with 151feet
adjoining the area proposed for rezoning. yNyhusband and | also own the
residential property located ot538Avondale Dr. (Lot #1O\which iewithin
20Ofeet ofthe area proposed for rezoning. Aside from building and being
the sole residing owners of Lot # 8, we have spent approximately $15,000 for
improvements bmboth properties, m.Q,fencing, landscaping (including 4
mature oaks and 12 other tress of substantial size), wrought iron electronic
gating, upgraded roofing unboth houses, exterior painting ofboth houses,
and numerous other improvements toboth properties. VVehave employed local
contractors for all jobs. All ofthese improvements have substantially
increased the value mfboth properties. Recent property appraisal onLot #8
shows an increased property value of appox. $50,000 which has been adjusted
for bvlocal tax appraisers.
The proposed property for rezoning was already rezoned to R-7.5 residential
property less than one year ago. The owner/developer of this property merely
mowed the grass once during the entire period. Additionally he cut down a
beautiful mature mimosa tree that was enjoyed for its scent and flowers by
everyone who uses Glade Road walking paths. The only visible marketing
effort put forth by said owner to develop this land into R-7.5 residential
property was to put up a sign with flyers of potential lots.
all adjoining homeowners have enjoyed peaceful, spacious
backyards for several years. I believe I speak for all adjoining property
owners in stating that we do not Wish to sacrifice our privacy and risk
lowered property values by having houses with very little lawn space
constructed at our back fences.
| believe the motives mfthe landowner hobepurely financial and selfish.
Hehas made noeffort tmspeak toadjoining property owners regarding his
intentions mfuse nor does his proposed rezoning request fit into the design
ofexisting and other new developments |nthe South Grapevine area. His
request falls more inline with existing low value, dilapidating duplexes on
the South side ofGlade Rd. in Euless.
