Does it all have to be developed and packed full of offices? Why can't a small part of
this area along Hughes have offices and the majority of it left as it is?
What ever happened to the Vintage District and the goals for this area? Is it all about
— letting Delaney cash out?
What happened to the new soccer field that was just started and all the teams that practice
there during the week and weekend?
What about all of the other recreation that goes on there every weekend; flying kites,
— training dogs, running events, etc?
We've always been very proud of the Vineyard and the view that it presents from the
highway for the City of Grapevine. Are we going to stop caring about that?
Are we not concerned about what backs up to our neighborhoods?

With regards to the referenced matter above this letter reflects concerns of the
management of CMPA, Inc. and Hughes Road Limited Partnership.
As a property owner within 200 feet of the subject tract we would appreciate
knowing more of what is specifically planned for said tract.
Our concerns involve neighborhood impact and include the following:
1. Architectural and design esthetics.
2. Overall quality of intended buildings and type of clientele the buildings
might attract.
3. Traffic and safety during and after construction period.
With regard to items 1 and 2 above may we stress that we have significant long-
term investment in this neighborhood and with that in mind concern as to how the
neighborhood might develop.
We support neighborhood growth done in a manner that protects property values
and esthetics. We expect future growth in this area to be done in a manner that
enhances private investment appraisals regarding neighboring property values.

Dear Grapevine City Council Members and Jerry Delaney,
I am writing on behalf of my husband and 1, Jerry and Cindy Dumont. We live at 5204 Heatherdale, a
property that backs up to the proposed development.
We have thought about this for several days, and have decided not to protest the proposed
development of the property in question. The reason we are not protesting is because we have
talked with several of our neighbors about this matter and we are afraid if we don't put our trust, at
this time, in you as our city council, and Mr. Delaney we may end up with something worse than an
upscale professional office building.
We are begging you to please consider our property value when building on the land behind us. If
you build more than a one-story building we might as well throw away any chance of reselling our
home. We love our backyard, we have a pool and a beautiful view of the vineyard that we are sick
about losing. Just this morning the garbage trucks woke us at 5:00 AM emptying trash at the
vineyard. That is a minor inconvenience to us, but if you throw in a row of office buildings, it will be a
major concern. Another concern is parking lot lights. Our bedroom overlooks that property. if a
parking. lot backs up to our backyard, we would hope the city would require the builder to build a wall
or some other device to separate our properties. We have a gate along our back fence that will have
to be taken down and replaced with something solid.
Another concern is if you zone this property for restaurants. Can you imagine the smell, the flies and
the garbage we will have to deal with? Please do not allow restaurants on this property.
We moved to Grapevine four years ago from an area that was declining. We chose Grapevine and
Shadow Glen because of its beauty, view, and the large backyard. We love it here and don't ever
want to move. We would like to retire in this neighborhood.
Mr. Delaney, we have watched weddings and parties take place at your beautiful vineyard and hope
that you would not want to detract from its value, either. Please consider us when building your
offices.
