TRIPLETT, JR PLANNER II DEVELOPMENT SERVICES TO: SITE PLAN REVIEW COMMITTEE MEMBERS FROM: ALBERT L TRIPLETT, JR PLANNER II DATE: APRIL 3, 2019 SUBJECT: CONDITIONAL USE REQUEST CU19-07, LOT 5, BLOCK 2, GENISIS ADDITION RECOMMENDATION Staff recommends the Site Plan Review Committee consider the proposed changes to Conditional Use Request CU06-05 (Ord. 2006-20) approved at the March 21, 2006 meeting to establish a planned office center, specifically for the addition two carport structures on 12 parking spaces and take any other action necessary. BACKGROUND INFORMATION The City Council approved Conditional Use Request CU06-05 (Ord. 2006-20) to establish a planned office center and Special Use Permit SU06-02 (Ord. 2006-21) to allow a church in the Community Commercial District on the subject site at their March 21, 2006 meeting. The planned office center was to allow for three lots and three buildings consisting of two 20,408 square foot office buildings fronting on Enchanted Way and a 13,971 square foot church with sanctuary seating for 300 attendees on the rear lot. The approval established group parking to allow shared parking between the office uses and the church. The former church building is currently used as an office building. Required parking for the office use on the subject site is 55 parking spaces; 110 parking spaces are provided. With this request the applicant proposes to erect two, ten feet in height, 486-square foot carports, over twelve parking spaces, located on the east side of the existing office building.
