Unless otherwise stated, No plans were reviewed, No soil tests, No plumbing tests, and No destructive tests were performed. This report is Not for litigation purposes. Please review the 'Limitations of Inspection' section at the end of this report. OBSERVATIONS: For the purpose of discussion in this report assume that the residence faces south. This residence is a two-story house with a slab-on-grade foundation. Elevations were taken by James Bond Foundation Repair and indicated the foundation has experienced an overall elevation differential of 1.5 inches (see attached drawing). It is important to note that it is impossible to know how much of this difference is due to differential movement or was present when the foundation was first built. Foundation measurements were made with a digital manometer. CONCLUSION: The house has experienced settlement of the foundation. Settlement is due primarily to desiccation of highly expansive clay soils that are known to exist in this area of the state. This is usually caused by trees or landscaping too close to the foundation, or by seasonal climate variations, or by inadequately compacted fill material. Trees or landscaping too close to the foundation removes moisture from the soil under the foundation. This is known as transpiration. Settlement from seasonal variations usually occurs during the hot/dry summer m the when the clay soil dries out. To reduce the effects of settlement, a watering program to allow water to soak into the soil around the foundation is important. Providing uniform soil moisture next to and under your foundation is the single best thing you can do to reduce or minimize the effect expansive soil movements have on your structure. Non-uniform runoff from roof may result in localized heave. Gutter down spouts can cause concentrated sources of water. Flowerbeds can be localized sources of water if not on all sides of the foundation. Sprinkler systems can leak resulting in localized water sources. Plumbing leaks can also cause upheaval. Leaks in the sewer or water lines provide localized source of water that may lead to upheaval. RECOMMENDATION: It is my opinion that the foundation needs 19 piers as shown on the attached drawing. The affected portion of the foundation can be stabilized to limit any further downward movement by the installation of piers located at the approximate locations shown on the attached pier plan. Piers should be placed on beams where possible, to allow for the most effective lift. Pier locations may need to be adjusted somewhat due to field conditions. Properly installed piers will limit and minimize the downward portion of the seasonal movement. Underpinning will only prevent future downward movement; it will not prevent expansive clay soils from upheaval. The floors should be raised or lowered to affect an even appearance. Complete closure of brick and mortar cracks, sheetrock cracks, and door correction, should not be expected. Complete leveling of the house should not be expected. Homeowners should be aware, collateral damage is always possible when lifting foundations. This damage may include but is not limited to, additional sheetrock cracks, jammed doors, trim separation, brick, and mortar cracks, foundation cracks, plumbing and gas leaks. Adjusting Piers: Should existing piers be present, adjustments may be made to assist in the leveling of the house. PLUMBING: The plumbing and gas lines should be checked for leaks after the lift. It is imperative to have 100% intact plumbing after foundation repair. A sufficient hydrostatic test of your sewer system should include a fill test of your entire system for at least 20 minutes and include definitive results (no loss, or if loss occurs - how much loss). If leaks are discovered the entire system should be tested every six months for two years and every two years thereafter for five years. If inconclusive or differing plumbing results between one or more licensed plumbers occur, both plumbers should retest concurrently until a conclusive test result is obtained. Plumbing leaks can undermine a foundation in such a way that adjusting piers will cause future problems. VOIDS: If pressure grouting is determined to be necessary it is recommended that a plumbing leak test be conducted prior to pressure grouting. Depending on beam locations it may be necessary to add some interior piers if the interior cannot be stabilized with pressure grouting. MAINTENANCE ITEMS: TREES / ROOT BARRIERS: (WARNING: Root Barriers can kill trees if they are already stressed i.e. summer time). Removal of trees too close to the foundation is recommended or a suitable root barrier placed between the tree and foundation. Plant trees a distance greater than their mature height from the foundation. If existing trees are closer install a three-foot deep root/vertical moisture barrier system near the foundation and possibly prune trees if barrier system is under the drip line of the tree. Water tree roots away from the foundation. If large roots are believed to already be under the foundation, tree removal or root barriers may not be completely effective, and future damage may be minimized by adding interior piers in this area. SLOPE: Soil upheaval many times is caused by water being allowed to pond near the foundation. This is why it is essential that the homeowner ensure that the ground surface around the entire foundation be sloped to allow water to flow rapidly away from the foundation. The slope should be at a rate of one inch per foot for at least six feet. There should be no place around the perimeter of the house where water is allowed to pond near the foundation. FILL DIRT: If it Is necessary to add fill dirt around the foundation, it should consist of soils that contain a high clay content (not sandy loam, sand, etc.). The fill should slope away from the foundation at a rate of at least one inch per foot for at least six feet. Soil elevations should be no higher than 2 in. below brick ledge. GUTTER DOWNSPOUTS: Extend discharge a minimum of three feet from the foundation. Failure to extend the discharge may result in upheaval. All foundation repairs should be warranted by the repair company to insure against future downward movement of the piers. It is recommended that during the installation of piers, the work be spot inspected by an engineer to ensure the work meets the specifications of the design engineer. Also a final inspection should be performed to ensure all piers were placed per the specifications of the design engineer. Upon completion of the inspection the engineer should provide a report verifying the work performed was to the contractors specifications. These services may be necessary to satisfy mortgage requirements for FHA and some conventional loans. This service can be provided by EXPRESS Foundation Inspection Inc., for an additional cost. Due to the highly active nature of soils in the area of this structure, additional heaving of the soil may possibly occur that may negatively influence the stability of the foundation. Although no warranty is expressed or implied as to the performance of this foundation, proper maintenance of uniform soil conditions along the perimeter of this structure should reduce additional problems after the recommendations listed herein have been completed. However homeowner should be aware that a pier under normal circumstances, can only stop or prevent future settlement in an area of about a 7-foot radius from the pier where it is placed directly along a beam, and that additional foundation movement may occur in the unpiered areas. It should also be noted that some level of risk is associated with all types of foundations and there is no such thing as a risk free foundation. The homeowner should be aware, however, that if water leaks occur or erosion continues, the stability of the foundation would be jeopardized. Grapevine, Tx 75051 Dear Mr. Bond, This report is to document the results of my final inspection at the above referenced address. Piers have been installed on a portion of the foundation. These piers have been placed in accordance with the underpinning plan prepared by James Bond Complete Foundation Repair, or as modified due to on-site conditions. The piers holes were backfilled with soils from the site. In conclusion, the piers have been properly installed in accordance with a method typical to the industry. Some floors may only be raised as far as is feasible without causing more damage to the structure or beams. However, the foundation in the areas where piers have been placed should be stable, and cosmetic repairs can be made to minimize the cosmetic discrepancies. It is not known if plumbing and gas lines have been checked following these repairs. It is the responsibility of the homeowner to have these tests performed. If leaks are found they should be repaired immediately.
