RECOMMENDATION:
City Council consider the recommendation of the Planning and Zoning Commission from
the March 19, 2013 Council Meeting, approve the statement of findings and the final plat
of Lot 3B, Block 31, The Original Town of Grapevine, and take any necessary action.
BACKGROUND INFORMATION:
The final plat was on the Planning and Zoning Commission and the City Council agenda for
March 19, 2013.
In that meeting, the Planning and Zoning Commission approved the final plat by a vote of
7-0.
The City Council adjourned the meeting without taking action on the Planning and Zoning
Commission's recommendation for approval.

V11. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way and easements required to be
dedicated for streets, utilities® drainage, access, sidewalks and other
municipal needs and services are consistent with the City's ordinances and
master plan, are reasonable and are connected tote proposed project in
the following manner:
The right-of-way provides for future widening of public streets that will
serve the development o f t his site.

B. The City further finds that the required dedication is related both in nature
and extent t o t he impact of the proposed development as follows:
The right-of-way is necessary to provide for future widening of public
streets that will serve the development of this site.
The onsite utility easements are necessary to provide for a utility
system to serve this development and connect to existing utilities on
surrounding property.
The onsite drainage easements are necessary to provide for storm
drainage improvements to serve the development of the site.
