Re: Plumbing Permit 18-3251 for 947 Lucas Drive
Dear Property Owner or Current Resident:
On August 23, 2018, a permit was issued to replace a water heater at the above
reference address. The permit was issued to Tim Darnell Plumbing. The
contractor has notified us that he has attempted to contact you to have the work
inspected. To date the work has still not been inspected. Please be advised that
the ordinance adopted by the City of Grapevine requires all work requiring a
permit to be inspected.
Equipment installation or construction work that does not comply with codes and
ordinances can cause damage, injury, and death. Our inspectors look closely to
ensure that all codes are met and the installation is safe to the best of their
knowledge. Until such time as we issue an inspection approval for your work, we
cannot confirm that there are no safety violations.
Please contact us at (817) 410-3165 or (817) 410-3158 to arrange a convenient
time for us to inspect the work. Our hours are 8:00 — 5:00 Monday through
Friday.
Do not hesitate to call us if you have any questions.
Thank you,
Connie Cook

RE: Water Heater Inspection, 947 N Lucas, Grapevine, TX
Kimberly:
Hello, it's Tim Darnell, the plumber who installed the water heater back in August. The
permit expiration date is fast approaching (Feb 19), and the city has asked me to send this
letter to transfer the responsibility for getting the water heater installation inspected to
you and the current management company. `
To have the work inspected, you would need to call the city building department, 817 410
3012. They will instruct you on how to proceed. As I have mentioned, you can schedule
inspection for either a morning or an afternoon, at your choosing, on a date of your
choosing, M-F. During that time, someone would definitely need to be there to let
inspector in. Inspector will need to be able to get inside the garage, but will usually not
need to come inside the house.
I am sending a copy of this to the city, to Quest Property, and to the current management
company.
Thank you.

RF: PLBG-1 8-325 1, permit to replace Water Heater at 947 N i,ucas
Hello: Tenant has not responded to my numerous requests, dating back to Aug 2018,to
agree to a water heater inspection, and permit will expire Feb 19. I have sent a certified
letter(copy attached)to tenants, instructing them to take responsibility for scheduling the
inspection themselves. Please remove me from this responsibility.
I have also sent copy of letter to management company, who will hopefully be able to
assist in getting this rectified.
Perhaps you can send a letter for my records, indicating that I am absolved of further
responsibility.
Thank,you.

Subject:Re: permit 18-3251
thank you, Connie. As tenant has been unresponsive to my requests to let me know a morning or afternoon in
which they would be available to let an inspector in, beginning last August, and having now sent a certified
letter, which has not been accepted yet, please extend the permit for 180 days. i will send you a copy of the
letter i sent, and the returned envelope (front and back), or the signed certified receipt, shortly after Feb 23,
which is when it will be sent back to me, if not sooner.
thank you! Tim Darnell

Dear Contractor,
I have received your letter today asking for relief on your permit for
947 N. Lucas
I need a copy of the letter you sent to the property owner, which I have one you dated Feb. 1st. I will need a
copy of the signed certified receipt.
If their letter came back unclaimed. I will need a copy of the envelope showing it came back to you. Please
include front and back of the envelope.
I have to have physical proof that a certified letter was attempted.
In the meantime, you can request a one-time extension before permit expires. See attached ordinance.
