RECOMMENDATION
Staff recommends the Site Plan Review Committee consider the proposed changes to
Conditional Use Request CU19-16 (Ord. 2019-037) approved at the June 18, 2019 meeting
to amend the previously approved site plan for a master site development plan, specifically
to allow the addition of shade structures, and take any other action necessary
BACKGROUND INFORMATION
With the is request the applicant intends to add two shade structures for the Silverlake
Crossing Office Building. The two shade structures total 6,480 square feet, are
approximately 13 feet in height and will sit atop 38 parking spaces northwest of the office
building which is currently under construction. The shade structures will provide a shaded
parking area for Newcrest Image employee vehicles.
The City Council at their April 18, 2017 meeting approved conditional use request CU17-05
which established a master site plan on the subject site that included a 371 -unit multifamily
complex, and a 55,500 s.f., three story, multi -tenant office structure. At a previous meeting
on September 17, 2016 several conditional use requests were approved on the subject site
relative to a 300 room Marriott Renaissance hotel and a 150 room expansion (Hilton
Garden Inn) to the existing co -branded hotel.
The Site Plan Review Committee at their October 3, 2018 meeting approved conditional use
request CU18-23 to allow a fourth floor (total height 62.5 feet) to the previously approved
three story (total height 54 feet) office structure. Total square footage of the structure
increased from 55,500 s.f. to 82,787 s.f. The actual building footprint however was slightly
reduced from an original 22,065 s.f. to 21,651 s.f.
The City Council at the June 18, 2019 meeting approved conditional use request CU19-16
(Ord. 2019-037) to amend a previously approved master site development plan to
specifically to allow for a multi -brand hotel complex with on -premise alcohol beverage sales
(beer, wine, and mixed beverages), outdoor dining, and outdoor speakers, minor site plan
and elevation changes to the previously approved Hilton Garden Inn, and minor site plan
and elevation changes to the previously approved office building. No additional changes
are proposed to the site.

Chris Coy called the meeting to order at 8:01 a.m.
NEW BUSINESS
First for the Committee to consider was conditional use application CU19-27 for
property located at 1449 West State Highway 114 and platted as Lot 10, Block 1,
Towne Center #2 for a planned commercial center specifically to allow four multi -tenant
ground signs for the shopping center.
After a brief discussion, Chris Coy moved to prove conditional use application CU19-27.
Scott Williams seconded the motion, which prevailed by the following vote:
Ayes: Coy and Williams
Nays: None

Next for the Committee to consider were the Site Plan Review Committee minutes of
September 4, 2019 minutes.
Chris Coy moved to approve the Site Plan Review Committee minutes of September 4,
2019 as written. Scott Williams seconded the motion, which prevailed by the following

by Goodwin and Marshall for property located at 670 Gatehouse Drive and platted as
Lot 1AR, Block 1, The Gatehouse in Grapevine. The applicant was requesting a
conditional use permit to amend the previously approved site plan of CU14-45 (Ord.
2015-05) for a nonprofit institution to be utilized as a women's shelter, specifically to
allow for a security guard building.
After a brief discussion, Larry Oliver moved to prove conditional use application CU19-
32. Chris Coy seconded the motion, which prevailed by the following vote:

as Lot 1A3, Block 1, The Bluffs at Grapevine. The applicant was requesting a
conditional use permit to amend the previously approved site plan of CU19-16 (Ord.
2019-037) for a master site development plan, specifically to allow the addition of shade
structures
After a brief discussion, Chris Coy moved to approve conditional use application CU19-
