This letter confirms on January 10, 2020 the Historic Preservation Staff approved with
conditions #CA20-01 for the property addressed 603 East Worth Street, legally described
as Block 109, Lot 1 & 2, College Heights Addition, City of Grapevine, to the Grapevine
Historic Preservation Ordinance 91-73 (Appendix G — Grapevine Code of Ordinances), as
amended, for the following.-
1 . Construct a new deck to be built along the rear of the house with dimensions
of 30'X 9'— 10" in size;
2. Construct new set of steps in line with back door of house;
3. Construct 3' high wood enclosure railing from house along the length of the
new deck;
4. Decking to be Trex decking, with the color "Foggy Warf' and 1" X 6 "planks,
running north and south;
5. Construct a wooden lattice underpinning beneath the entire deck from ground
to the top of the deck, to conceal all pilings and supports;
as per the attached drawings, specifications and photos with the condition a permit is
obtained from the building department.
An approved Certificate of Appropriateness is not an approved building permit; a
building permit is / is not required. Contact the City of Grapevine's Building
Department at 817.410.3165 for fees and information regarding permits.

Backyard Deck
• Deck to be crafted next to the rear of the home and butt up against it.
• To be built along the back of the home starting at the far left (east) of the home looking
from the back yard to front reaching to the right (west) butting up against the existing
porch.
• Top surface to be 30' X 9'10" and with one stairway with the stairway in line with the
back doors.
• 3' high extra sturdy wooden railing (able to withstand a 250 lb. person at any given
point) that surrounds the deck (other than where the house comes into play and other
than the west end where there is an existing porch.
• There will be an "enclosure railing" that will run from the house to the front of the deck
so that the spa will be 100% enclosed.
• 5 equally spaced footings 28" deep with a pressure treated 4X4 wooden post buried in
concrete along the rear of the deck, and 5 equally spaced footings along the front of the
deck (10) total footings
• 5 equally spaced 2X8 pressure treated wooden beams placed every 6' running north and
south
• 5.125 equally spaced 2X6 pressure treated wooden joists securely affixed to top of the
beams each 16" running east and west
• Decking will be TREX decking in Foggy Wharf color 1X6 planks running north and south
affixed with TREX proprietary fastening system.
• There will be a wooden "lattice" type cover that will surround the entire deck from
ground to the top of the deck that will hide all pilings, supports, etc.
• All pressure treated wood will be painted in matching foggy wharf to match the TREX
decking. All efforts will be made to match the Foggy Wharf decking color to the
remaining structure; however, a 100% match cannot be guaranteed.

There will be a Relay / Rhythm (Model REL/RHY) spa / hot tub built into the deck with a
6" thick perfectly level concrete base measuring 7'X7' The placement of the spa, wiring,
plumbing etc. will be the responsibility of another party.
There will be 3 access doors that will be built into the lattice cover on the east side of
the deck so the hot tub can be easily and properly serviced.
The spa will rise up approximately 16" above the deck for easy access to the tub itself.
