COMMENTS:
1. Permit is an interior tenant finish -out of existing 18'x 50' lease space.
2. Maintain fire rate integrity of existing assemblies with new construction per
sec. 603.
3. Interior finish materials shall have flame spread & smoke development per
sec. 804.
4. Exit doors shall open from the inside without the use of a key or any special
knowledge or effort. Manually operated edge -or surface- mounted flush bolts
& surface bolts door hardware is not permitted. Section 1004.3
5. Exits shall be clearly marked & lighted with an intensity of not less 1 foot -
candle at the floor at any time the space is occupied.
6. Fire extinguishing sprinkler & fire alarm systems shall be installed per fire
department approval.
7. Cleanouts are required every 100 feet or at 135 degree change in direction.
8. Per TNRCC, a backflow prevention device is required for each water service
& appropriate backflow devise inside space at any water treatment appliance.
Backflow devices shall be tested upon installation by TNRCC certified testing
agency registered with the City Of Grapevine. A test report shall be provided
the City on the attached form.
9. Public work in excess of $8,000 requires engineered plans and specifications.
The value of construction that was submitted on the building permit
application is $18,000, yet no proper- engineered designed & sealed plans
have been received for structure, mech., elect. & plbg. All drawings,
architectural, mechanical, electrical & plumbing must be designed & sealed
by Texas registered design professionals. Compliance RECV'D 2 -05 -01
10. Please complete a Certificate of Occupancy form prior to permit issuance. It is
required prior to permit release.
11. Building drain and sanitary sewer lines must maintain at least 114" per foot
fall.
12. Condensate from air - cooling coils shall be collected and discharged to an
approved plumbing fixture.
13. All floor drains require trap primers.
14. All signage must have separate permits.
15. The building owner is required to submit proof that the plans and
specifications have been submitted for review by the Texas Department of
Licensing and Regulation. Such review will determine compliance with the
Texas Accessibility Standards. This is a separate submittal process. The
City of Grapevine has not reviewed these plans for compliance with state and
federal requirements including the Texas Accessibility Standards and the
Americans with Disabilities Act.
16. Any revisions to any plans require revised plans to be approved by the City of
Grapevine.
17. Revisions to the site plan and building elevations are not permitted without
approval from the Development Services Department. Projects with a
Conditional Use Permit require revisions to be approved by City Council.
18. Exit doors shall open from the inside without the use of a key or any special
knowledge or effort. Flush mounted surface bolts are prohibited.
19. Mechanical and electrical equipment shall be screened from public view.
20.Air handling systems in excess of 2000 CFM shall be equipped with an
automatic shutoff activated by smoke detectors mounted in the main supply
air duct.
21. If the space above the ceiling is to be used as a return air plenum. Materials
exposed within the plenum shall have a flame spread index of not more than
25 and a smoke development rating of not more than 50. PVC pipe, fuel gas
piping, exhaust ducts and rubber foam insulation are not permitted in return
air plenums.
22.Separate mechanical, electrical and plumbing permits required.
23. General, mechanical, electrical and plumbing contractors shall be registered
with the City of Grapevine. Fee $75.00
24. Building, Public Works and Fire Departments final inspections required.
25. Certificate of Occupancy approval required prior to occupancy.
