This letter confirms on January 24, 2020 the Historic Preservation Staff approved with
conditions #CA20-05 for the property addressed 218 Ruth Street, legally described as
Block 1, Lot 3 N65'-3 Blk 1, D. E. Box Addition, City of Grapevine, to the Grapevine Historic
Preservation Ordinance 91-73 (Appendix G — Grapevine Code of Ordinances), as amended,
for the following:
Convert the existing living room single width window, previously approved
under #CA18-131 into a double window unit, using metal clad wood window
units matching those approved for the house;
as per the attached original photo and new elevation drawing; with the condition a permit
is obtained from the building department.
An approved Certificate of Appropriateness is not an approved building permit; a
building permit is / is not required. Contact the City of Grapevine's Building
Department at 817.410.3165 for fees and information regarding permits.

SITE VERIFICATION REQUIREMENTS
1. THE DESIGNER HAS MADE A FIELD INSPECTION OF THE EXISTING CONDITIONS AND THE DRAWINGS INDICATE THE
EXISTING CONDITIONS FOUND IN THE FIELD. HOWEVER. D REMAINS THE RESPONSIBILITY OF THE CONTRACTOR TO
VERIFY ALL EXISTING CONDITIONS PRIOR TO COMMENCMENT OF WORK.
2. THE GENERAL CONTRACTOR IMMEDIATELY UPON ARRIVAL. AT THE SITE. SHALL VERIFY ALL EXISTING DIMENSIONS,
STRUCTURAL BEARING HEIGHTS AND STRUCTURAL BEARING ELEVATIONS PRIOR TO FABRICATION OF ANY
STRUCTURAL ITEMS. IF DISCREPANCIES ARE FOUND BETWEEN WHAT IS SHOWN ON THE DRAWINGS AND EXISTING
CONDITIONS, CONTACT THE OWNER AND DESIGNER IMMEDIATELY TO DETERMINE THE PROPER COURSE OF ACTION.
3. ALL URUTY LOCATIONS SHOWN ARE APPROXIMATE, THE CONTRACTOR SHALL FIELD VERIFY THE LOCATION OF ALL
EXISTING UTILITIES PRIOR TO EXCAVATION.

VERIFY EXISTING FOUNDATION FOR STRUCTURAL INTEGRITY
DEMOLITION REQUIREMENTS
1. ALL DEMOLITION SHALL BE CARRIED OUT IN A SAFE MANNER AND IN STRICT ACCORDANCE WITH OSHA
REGULATIONS
2. THE CONTRACTOR SHALL FIELD VERIFY THE EXTENT OF DEMOLITION. THE WORK INCLUDES, BUT IS NOT LIMITED TO.
THE DEMOUTION AND REMOVAL OF WALLS, DOORS. ROOFS, CEILINGS. STRUCTURE. FIXTURES. PLUMBING,
MECHANICAL. AND ELECTRICAL ITEMS AS SHOWN ON THE DRAWINGS OR AS REQUIRED FOR THE INSTALLATION OF THE
NEW WORK FOR A COMPLETE JOB.
3 WHEN UTLITIES ARE REMOVED, CAP AND SEAL A MINIMUM OF 8'BELOW THE FINISH FLOOR. IF THERE IS AN EXISTING
CEILING. CAP A MINIMUM OF 6' ABOVE THE CEILING ALL ABANDONED UTILITIES SHALL BE DISCONNECTED AT THE
SOURCE
A. IT IS THE CONTRACTOR'S RESPONSIBILITY TO PROVIDE ADEQUATE SHORING. BRACING AND SUPPORT SYSTEMS AND
TO KEEP THE EXISTING STRUCTURE INTACT AND IN A SAFE CONDITION DURING THE REMOVAL OF STRUCTURAL ITEMS
AND NEW CONSTRUCTION. THE CONTRACTOR SHALL RETAIN A REGISTERED PROFESSIONAL ENGINEER TO DESIGN
THE SHORING AND SPECIFY DEMOLITION PROCEDURES. IT IS THE CONTRACTOR'S RESPONSIBILITY FOR MEANS AND
METHODS OF DEMOLITION AND NEW CONSTRUCTION.
5. THE GENERAL CONTRACTOR SHALL FIELD VERIFY THE EXISTING CONCRETE FLOOR CONSTRUCTION BEFORE
SAW -CUTTING OR CORE DRILLING INTO THE SLAB. NOTIFY THE DESIGNER IMMEDIATELY IF SLAB IS REINFORCED WITH
POST TENSIGREG STEEL. WHERE SAW -CUTTING IB THEN GIVEN APPROVAL BY THE DESIGNER AND/OR STRUCTURAL
ENGINEER. THE CONTRACTOR SHALL GIVE FULL ATTENTION IN MAINTAINING ALL REINFORCING STEEL INTACT AND
FOLLOW ALL ADDITIONAL INSTRUCTIONS FROM THE DESIGNER OR STRUCTURAL ENGINEER.
GENERAL REQUIRMENTS
1. COMPLY WITH ALL REQUIREMENTS OF THE INTERNATIONAL RESIDENTIAL CODE 2015 AND ANY
AMENDMENTS MADE TO THE CODE BY THE CORRESPONDING CITY.
2, ALL WORK IDENTIFIED IN THE CONTRACT DOCUMENTS SHALL BE CONSTRUCTED BY THE
GENERAL CONTRACTOR UNLESS OTHERWISE NOTED ON THE DRAWINGS.
3. ALL WORK SHALL BE DONE IN A SAFE MANNER AND IN STRICT ACCORDANCE WITH THE
ADOPTED BUILDING CODE, NATIONAL ELECTRIC CODE. AND ALL APPLICABLE REGULATIONS AND
ORDINANCES HAVING JURISDICTION,
A. EACH SUBCONTRACTOR IS RESPONSIBLE FOR HAVING A THOROUGH UNDERSTANDING OF ALL
DRAWINGS AND SPECIFICATIONS IN THEIR RELATED FIELD. THE FAILURE TOAQUAINT HIMSELF
WITH THIS KNOWLEDGE GOES NOT RELIEVE HIM OF ANY RESPONSIBUTY FOR PERFORMING HIS
WORKPROPERLY. NO ADDITIONAL COMPENSATION SHALL BE ALLOWED BECAUSE OF
CONDITIONS THAT OCCUR DUE TO FAILURE TO FAMILIARQE WORKERS WITH THIS KNOWLEDGE.
5, THE EXISTING BUILDING SHALL BE PROTECTED AT ALL TIMES FROM MOISTURE, DUST. AND
DEBRIS. INSTALL DUST PARTITIONS AS REQUIRED ANDIOR AS SHOWN TO KEEP EXISTING
PREMISES FREE FROM DUST OR DEBRIS.
S. THE CONTRACTOR SHALL MAINTAIN THE INTEGRITY OF THE EXISTING BUILDING SECURITY AT
ALL TIMES. THIS INCLUDES KEEPING THE BUILDING SECURE FROM PERSONS, ENVIRONMENTALELEMENTS OR HAZARDS.
T. THE CONTRATOR SHALL KEEP THE CONSTRUCTION AREA FREE AND CLEAR OF DEBRIS.
REMOVE TRASH AND DEBRIS FROM CONSTRUCTION AREA AND DO NOT ALLOW TO ACCUMULATE.
NO FLAMMABLE MARAIALSILIOUIDS MAY BE STORED IN THE EXISTING BUILDING OR ANY
ADDITION. DURING CONSTRUCTION. PROVIDE DRY CHEMICAL FIRE EXTINGUISHERS AS
SPECIFIED. MAKE ACCESSIBLE AT ALL TMES WITHIN ALL CONSTRUCTION AREAS
8. REMOVE ANY EXISTING ITEMS, SERVICES, FINISHESIOR SURFACES AS REQUIRED FOR THE
INSTALLATION OF NEW CONSTRUCTION.
B. PROVIDE FUR ING FOR CONDUITS AND PIPING, SHOWN OR NOT. AND FINISH OUT FURRING TO
MATCH EXISTING AND ADJACENT SURFACES.
10. REPAIR, REROUTE. AND EXTEND ALL SERVICES. PIPING, CONDUIT OF EXISTING ITEMS AND
EQUIPMENT AS REQUIRED DURING THE CONSTRUCTION PROCESS FOR THE COMPLETE
INSTALLATION AND OPERATIONS OF NEW EQUIPMENT. THIS INCLUDES ALL ITEMS SHOWN OR NOT
