CMPA Office Phase II Amendment 1450 Hughes Road
SITE PLAN COMMENTS
1. The revised submittal shall be sealed by a registered landscape architect or engineer.
2. Include the Case Number (SP02-05) in the title block.
3. Place the complete request on the revised landscape plan. (e.g. SP02-05 is a request
for approval of an amendment to the approved site plan for CMPA Office Phase II
located at 1450 Hughes Road)
4. Please provide an updated irrigation plan if different from previously approved.
5. The symbol for Desert Willow trees does not show up well on the landscape plan.
6. Section 53 requires that landscape islands located at the terminus of each row of
parking must contain a tree. Two islands immediately south of the office do not contain
trees. Please place trees in all landscape islands.
7. The landscaping ordinance requires one tree planted for each 50 linear feet of
perimeter. The proposed plan does not meet that requirement, particularly since there
are less trees proposed along the eastern property line than previously approved.
8. The previously approved landscape plan provided screening along the entire perimeter
of the lot, as required by Sec. 53.H.2 of the landscape ordinance. The proposed
amendment shows no such screening, which must be provided.
9. The placement, size and species of trees planted in mitigation of removed protected
trees was approved by the Planning and Zoning Commission as part of the tree removal
permit process. This plan cannot be changed without their approval. Staff
recommends adhering to that approved plan. Moreover, the trees planted in mitigation
cannot be used to satisfy the City's normal landscaping requirements, such as the one
tree in the landscaped island and the four trees along the western perimeter.
10. Only one on-premises sign (i.e. monument sign) is allowed per platted lot. The phase
I and phase II signs are not permitted and need to be removed from the plan, as there
is currently a monument sign at the entrance. Please note that 25% of each wall may
contain a wall sign.
11. More information is required for the newly proposed patio (i.e. elevations, setback from
\\CHDN\DATA2\COMMDEV\ZCU\SP02-05.1.doc
property line, etc). The patio must conform to the minimum side yard requirement of
20-feet. An updated site plan must be submitted as well showing the patio.
Resubmittal Instructions
12. Create a signature block on each sheet of the revised submittal. See the attached
example.
The above comments must be reflected in the revised submittal. Please submit the
revised documents to the Department of Development Services at 200 South Main Street.
The revised submittal shall include:
four (4) folded blueline copies of each sheet

This letter is to verify that your Site Plan Review application SP02 -05, specifically for
amendments to the previously approved landscape plan, located at 1450 Hughes Road and
platted as Lot 1, Block 1, CMPA Office Addition, was approved July 8, 2002.
Please find enclosed an approved site plan set for your records. I have forwarded two
approved sets to the Building Inspection Division.
No site plan approval shall be valid for a period longer than one (1) year from the date such
approval is issued, unless a building permit is issued and construction is actually begun within
that period, and is thereafter diligently pursued to completion or an occupancy permit is
obtained and a use commenced within that period. Approval of an application does not
authorize any work in conflict with any Codes or Ordinances of the City of Grapevine
