PROPERTY LOCATION AND SIZE:
The subject property is located in the entire 100,
200, 300 (except for the Palace Theater) and east
400 Block of South Main Street. Block 100 is
occupied by Kountry Donuts and vacant property on
the west and Cero's Heros through Designer
Gallery on the east. Block 200 is occupied by
Metro Auto through Tillery's Sno Cones on the
west and the Torian Cabin on the east. Block 300,
south of the Palace Theater is occupied by Kaderli
Antiques through the Gregory Building on the west
and Jameson's Pharmacy through the Grapevine
Wood Shop on the east. The east '400 Block is
occupied by the Grapevine Office Supply through
the Bluebonnet Square. The district will be
bounded on the north by Northwest Highway and
on the south by East Franklin Street.
REQUESTED HISTORICAL LANDMARK DESIGNATION AND COMMENTS:
The Grapevine Historical Preservation Commission is scheduled to hold a public hearing October

14, 1992 to consider recommending to the Planning and Zoning Commission and City Council
that the property located within the 100 200. 300 (except for the Palace Theater HL92 -01) and
the east 400 Block of South Main Street be designated as a Historical Landmark Overlay District
and the Historical Preservation Guidelines be adopted as part of the Ordinance.
The Grapevine commercial historic district is a small but cohesive grouping of mostly turn-of-
the- century commercial buildings that best represents the early commercial history of Grapevine
from 1895 to 1948, with an economy based upon access to cotton and other agricultural markets
by railroad. Within the district boundaries are areas that once represented the immediate
adjacency of residences to the business district, a phenomenon typical of small town Texas life
in 1900. The fine, vernacular commercial architecture found throughout the district meets
Grapevine's architectural criteria for its reflection of distinctive characteristics of late 19th and
early 20th century storefront buildings, characterized most dramatically by continuous, detailed
parapets and a coherent rhythm of storefront entries, windows and transoms.

The subject property is currently zoned Highway Commercial (100 Block) and Central Business
District (200, 300 and 400 Blocks). There are a variety of retail, business services, offices and
restaurants located within the subject area.
The subject property and surrounding area was rezoned in the 1984 City Rezoning from "C -2 ",
Community Business to Highway Commercial and Central Business District. The only
significant change in the area is the recent addition of the Palace Theater and the west 400 Block
of South Main Street as a Historic Overlay District. (HL92 -01 & HL92 -02)

of South Main Street from Bermuda Gold to Willhoite's Restaurant
EAST: Highway Commercial and Central Business District - Auto Stop,
Nutrena Feed Store, First Baptist Church (formerly Mitchell's Department
Store) Grapevine Gun Shop, The Money Store, Power Printing, SJC
Dentist, Association Foot Center, Ravioli's Ristorante, Guest Warehouse
WEST: Highway Commercial and Central Business District - Sonic Drive -In,
Vacant Area, 2 Single Family Houses, City Washateria, Grapevine Water
Tower, Recycling Center, Johnny High's Revue, Warehouse, Parking Lot,
GTE Buildings, Grapevine Mini- Storage, Parking Lot

The subject tract is located within "Zone A" zone of minimal effect as defined on the "Aircraft
Sound Exposure: Dallas /Fort Worth Regional Airport Environs" map. Few activities will be
affected by aircraft sounds in Zone A except for sound sensitive activities such as auditoriums,
churches, schools, hospitals, and theaters. The proposed Historic Landmark Designation on the
existing Palace Theater is an appropriate use in this noise zone.

UTILITIES: Existing 10 inch water mains are located in West Texas Street and in
Barton Street. The existing system will provide ample fire protection and customer
service to the site. An existing 6 inch sanitary sewer line is located in West Texas
Street. The existing line will provide ample customer service to the site.
STREETS AND DRIVEWAYS: There are no existing drive cuts.
OTHER: Some storm drainage is provided by curbed pavement.
The Master Plan designates the subject property as Central Business District. The property is
in conformance with the Master Plan. The Historic Overlay District will not be in conflict with
the Master Plan.
The Thoroughfare Plan designates South Main Street as a Type F Collector, which requires 60
feet of right -of -way. Currently South Main Street has an existing right -of -way of 72 feet and
a pavement width of 51 feet with 2 lanes. Barton Street is a local commercial street and is
developed with 2 lanes.
