I. GENERAL:
• The applicant, David McMahan is platting 2.740 acres into 19 residential lots
and two open space lots. The property is located at the southeast corner of
Kimball and Dove Roads.

NOTE.
• The private access easements will not connect to Dove Road due to their
location relative to an existing median opening on Dove Road and the
intersection with Kimball Road.

• Access to Villa Lane, a proposed new public street in the development, will
be right in and right out only. Its intersection with Dove Road is located in a
segment of Dove Road with a raised, landscaped center median.
• Developer is proposing to dedicate the two existing mutual ingress/egress
easements currently located on the development as street right of way. The
pavement within the proposed dedicated right of way must be built to City
standards and in good condition before the City accepts the pavement
segments for maintenance.
• Las Palomas Drive & Little Drive, the existing access easements, connect to
Fire Lanes on the adjacent lot to the east.
III. STORM DRAINAGE SYSTEM:
• The storm drainage flows south into an existing storm drain in Parra Linda
Estates.
• The developer will be required to design for onsite as well as offsite drainage
in accordance with the requirements of the City of Grapevine's Code of
Ordinances.

VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way and easements required to
be dedicated for streets, utilities, drainage, access, sidewalks and other
municipal needs and services are consistent with the City's ordinances and
master plan, are reasonable and are connected to the proposed project in
the following manner:
® The right-of-way provides for future widening of public streets that
will serve the development of this site.
® The onsite utility easements provide fora utility network to serve the
development of this site.
® The onsite drainage easements provide for a drainage network to
serve the development of this site.
® The onsite access easements provide cross access capabilities to
this site and surrounding property.
❑ The onsite sidewalk easements provide for a sidewalk network to
serve the development of this site
The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
® The right-of-way is necessary'to provide for future widening of public
streets that will serve the development of this site.

system to serve this development and connect to existing utilities on
surrounding property.
® The onsite drainage easements are necessary to provide for storm
drainage improvements to serve the development of the site.
