SPECIAL CONDITION: Staff finds that a special condition exists for the special exception request. Specifically, the existing platted and developed lot was in complete compliance with all development criteria as stated within the zoning ordinance however, the proposed widening of Grapevine Mills Parkway (F.M. 2499) and the resulting acquisition of approximately 17 -feet (17') of frontage and 7,056 -square feet for the widening of Grapevine Mills Parkway (F.M. 2499) has created a condition in which the proposed location of the sign can no longer meet the minimum ten -foot (10') setback requirement from the property line. When the current ownership purchased the property Feb 2013, we understood that the sign could be located to the proposed site. The current rendition provided by Atkins Global shows that this location will encroach into the 10 foot sign (setback from the frontage road. We ask for a variance to ensure that the tenants have exposure due to the change in traffic flow 6. Explain any unique circumstances, if applicable, not considered by the Zoning Ordinance. The proposed widening of Grapevine Mills 4 Hoard of Zoning Adjustment 2/3/2014 Parkway (F.M. 2499) and acquisition of approximately 17 -feet (17') of frontage and 7,056 -square feet for the widening of Grapevine Mills Parkway (F.M. 2499) had created a condition in which the proposed location of the sign could no longer meet the minimum ten -foot (10') setback requirement from the property line.
