placed on the agenda for public hearing at the discretion of the staff. Based on the size of the
agenda, your application may be scheduled to a later date.
All public hearings will be opened and testimony given by applicants and interested citizenry. Public
hearings may be continued to the next public hearing. Public hearings will not be tabled.
Any changes to a site plan (no matter how minor or major) approved with a conditional use or a
special use permit can only be approved by city council through the public hearing process.
Any application for a change in zoning or for an amendment to the zoning ordinance shall have,
from the date of submittal, a period of four months to request and be scheduled on an agenda
before the Planning and Zoning Commission and City Council. If after said period of four months an
application has not been scheduled before the Commission and Council said application shall be
considered withdrawn, with forfeiture of all filing fees. The application, along with the required
filing fee may be resubmitted any time thereafter for reconsideration. Delays in scheduling
applications before the Planning and Zoning Commission and City Council created by city staff
shall not be considered a part of the four month period.

To Whom It May Concern,
O'Reilly Automotive Stores, Inc. (DBA O'Reilly Auto Parts) is requesting a conditional use permit
for the purpose of relocating the existing pole sign from the North end of the lot located at 303 S Park
Boulevard to the South end of the same lot. There are no special exceptions or variances from current
code standards being requested.
The existing sign is currently located approximately 10' from the property line along the east
side of the property, abutting the right-of-way for Park Boulevard, and approximately 48' from the
property line along the south lot line. The proposed location of the relocation of the sign is
approximately 75' from the property line along the northern lot line, and will be the same distance (10')
from the right-of-way abutting Park Boulevard.
The reason for the request is that O'Reilly Auto Parts feels this will increase visibility of the store
for passing motorists. With the changes to the nearby Interstate 114, the main incoming traffic for the
lot is approaching from the North. Moving the sign to this end of the lot will allow the majority of our
customers to safely identify and navigate into the lot. With the signage in the current position, the
customers approaching from the North are either required to react quickly to the northernmost drive
aisle, or utilize the southernmost drive aisle and "retrace" their steps. While this may be a minor
inconvenience, it can lead to unsafe traffic conditions. By relocating the sign, we would be able to avoid
any such unsafe conditions, as well as improve the efficiency of the store.
In no way does relocating this sign affect the value of the lot in question, nor surrounding lots.
By adhering to all of the same ordinance regulations (i.e. setback, area, height, illumination standards,
etc...) the sign will not adversely affect any traffic conditions. The new location of the sign will improve
upon the looks and efficiency of the lot, and more clearly mark the drive aisle shared by O'Reilly Auto
Parts with the Bank of Texas building, as well as the CVS Pharmacy located just north of the property.
O'Reilly Auto Parts would like to thank you for your consideration of this request. We have

OREILLY AUTO PARTS
1. Please label the site plan as dimensional control site plan add case
number CU13-24 to the lower right hand portion of the sheet and
label the sheet as 1 of 1.
2. Please rotate the dimensional control site plan, placing north at the
top of the page.
3. Please dimension the distance of the proposed pole sign to the east
property line. The minimum required setback of the cabinet to the
east property line is ten (10) feet.
4. Please include the proposed sign elevation and sign depth on the
dimensional control site plan. The sign depth may not exceed 14 -
inches and overall height of the sign may not exceed 20 -feet. A
sign permit will be required. Please include the area and height
of the existing sign.
5. Please add the following notes to the dimensional control site plan:
• Conditional Use CU013-24 is a request to amend the previously
approved site plan, specifically to relocate an existing 20 -foot pole
sign in conjunction with an auto parts store.
• Lighting levels of the proposed sign will not exceed 3.0 footcandles
at the east property line.
For verification please email a PDF of the final revision by
Wednesday, October 30th to atriplett(a)-gra 2evinetexas.gov.
Please do not reproduce final copies requested below prior to
Planning Staff approval.
The above comments must be reflected in the revised submittal,
which is due by Thursday, October 30th. Please submit the revised
documents to the Department of Development Services at 200 South Main
Street.
The revised submittal shall include:
one (1) unfolded blackline copy, (minimum size 22" x 34")
Five (5) reduced copies at 11" x 17" three hole punched and z -folded
(fold the right edge to the left edge and then fold the right edge in
half to form a z -fold).
If these revisions are made and submitted at the correct time, the case will
be scheduled for the next available agenda. If you have any questions
