BACKGROUND INFORMATION With this request the applicant intends to convert the former Cozymel's Restaurant into a 7,887-s.f. Denny's American Diner. All exterior elevations will change including a 22- foot main entry tower for Denny's located on the east elevation. An uncovered outdoor dining area forl 6-patrons is proposed along the east elevation. Denny's operates 24 hours a day seven days a week. The seating layout will accommodate 254 patrons. Required parking for the restaurant and the retail space is 100-parking spaces; 124 parking spaces are provided. Additional site improvements include relocating the refuse container enclosure and installation of missing and or dead landscaping. No additional changes are proposed. Council at the January 20, 1998 meeting approved conditional use request CU97-76 (Ord. 98-11) to allow for a 10,095 square foot restaurant (Cozymel's) on the subject site. Council at the September 15, 1998 meeting approved conditional use request CU98-47 (Ord. 98-116) to amend the floor plan for Cozymel's on the subject site. Council at the May 18,1999 meeting approved conditional use request CU99-27 (Ord. 99-83) to amend the site layout to include the construction of a partial stone wall with trellis along the rear elevation on the subject site. /at 0AZCU\CU21-03.4sprc GRAP 9VINE t{ T E A S Tr March 11, 2021 Juan Manuel Hernandez EYM Group 450 E John Carpenter Fwy#100 Irving, TX 75062 Re: GRAPEVINE FILE #CU21-03 To Whom It May Concern, This letter is to verify that your request for a conditional use permit located at 2655 East Grapevine Mills Circle to revise the building elevations, allow outside dining and a conjoined retail space was approved by the Site Plan Review Committee on March 3, 2021.
