Dear Mayor and City Council Member�s;
Thank you for the opportunity to address the RaceTrac application proposed
for Norhtwest Highway. I am an owner in the property that borders 751 on
the west side. We will also have a shared driveway. I am hoping you will
reject this request for a conditional use permit for the gas station. This
mega-station will not maintain or add to the value of our property and poses
a danger to our customers. This application lends it self to heavy traffic at
high rates of speed entering and leaving the premise and i fear they will not
be watching for cyclists that will need to use the same entrance. We have
children and elderly testing bicycles and they may not be skillful enough to
avoid speeding cars. I think this style of gas station is geared for lots of
constant in and out traffic and that poses dangers to our business that other
businesses would not.
And as a resident I think the look of a large gas station is better suited to
114 than to one of the main entrances to our quaint downtown. We have
spent a lot of time and money expanding and enhancing our location as we
have noticed many others on our street have done. All of these appear to be
smaller, local run busin�sses that fit well with the feel of the real downtown
that we have. Even the many gas stations we have within a stone's throw
blend-in better than the proposed mega pump station.
I think the city had it right when it decided to exclude gas stations from the
standard zoning practices on this side of town. We have more of those than
any other type of business between Boyd and Ball
I believe business development next to us would be a good thing. And most
any other business would be welcome with open arms but I can see no
advantage to our city for this application and respectfully ask you to turn this
one down.

Dear City of Grapevine Leaders;
Thank you for the notice of the rescheduled hearing on this matter and I just wanted to
let you know our wishes remain the same. As an adjacent property owner(and 21 year
Grapevine resident) to the proposed RaceTrac gas station for 751 E. Northwest Hwy, I
respectFully protest this suggested land use. We are very pleased with the most recent
area developments such as the stunning 911 Memorial and it's connected Center; the
Global Sky Properties building across the street; and improvements to the Grace resale
shop. But we feel that with 3 gas stations less than '/a block from the site, this end of
town is not lacking in places to get gas. And as the Eastern Gateway to our Historic
District from our 2 resorts, I feel sure there are several business additions that represent
and fit in better with the quaint atmosphere our town has cultivated. We appreciate the
City's effort to enhance and promote the real�`town'feel of Grapevine and believe there
are better options in this very visible location that fit this side of town better.

As a Property Owner within 200 feet of the subject tract,I protest and have the following
comments:
I respectfully request that this conditional use permit be rejected based on the following:
1. Trai�c Congestion—Northwest Highway already experiences significant trai�ic
congestion in the area. A high volume gasoline station would only add to this in
an area that is already stop and go during peak hours.
2. Public Safety Access—Emergency veiucles responding from Station#1 already
have issues entering Northwest Highway from Boyd. Addition of a high volume
station will delay response times.
3. Bicycle Safety—Mad Duck Cyclery has a safe parking lot for cyclist of all ages to
test ride bicycles in the parking lot. An adjacent business with very high traf�c
volume will result in safety issues for children as they test ride bicycles.
4. Gateway to Grapevine—I do not believe a high volume gas station is the best
greeting to our guests from Gaylord and Greatwolf as they enter Crrapevine.
While we do not oppose having neighbors, we believe there are better uses for the
property without special use permits.
5. Market Saturation of Gas Stations—Addition of another gas station on Northwest
Highway wi��hurt the e�usting gas stations, leading to further vacancies on
Northwest Highway.
Thank you for considering my request to deny this conditional use permit.

To Whom It May Concem:
This is to protest the application for the RaceTrack gas station to be located at the comer of Boyd and
Northwest Highway for the following reasons:
Safery concems related to the presence of a high volume gas station located at the intersection where
the fire trucks and rescue vehicles enter onto Northwest Highway.
Safety concems from the shared driveway and gas station traffic next to a bicycle shop with at times
large numbers of cyclists of varying degrees of ability.
Finally this is the main way info the heart of Grapevine from the East, I really think we can do better
than high volume gas station. Its not like they are going to replace an outdated building with a new
facility, this is an undeveloped site that could be used for other and in my opinion better suited
businesses.

Dear City of Grapevine Leaders;
This letter is in reference to a proposed/request for approval for a RaceTrac gas station
at 751 Northwest Highway next to Mad Duck Sports. I have lived in grapevine for 18
years so I have seen the city grow and change. For a many years this area appeared to
not be able to support new business growth, but this has changed with the addition of
the Wolf Lodge, Gaylord, 911 Memorial and the Allstate building with restaurants.
This addition of a high volume gas station does not enhance the area in any way, but
could create issues. There are already several gas stations on Northwest Hwy and
adding another especially a high volume one is not really required to support the
residents and area. My other concern is, do you the leaders really want to have this type
of business be one of the items people first see when coming into the city via the east
direction.
The work you have done to improve this area, while not completed has greatly improved
it and should continue to take steps forward not backward with the addition of a
RaceTrac gas station. I know your vision is to continue to work to attract another
businesses which will fit better with the recent development and continue the excellent
work you have done so far as the city leaders.
