°u TO: SITE PLAN REVIEW COMMITTEE MEMBERS FROM: RON STOMBAUGH, PLANNER II Aulalo Z DATE: MARCH 5, 2003 SUBJECT: CONDITIONAL USE REQUEST CU03-02, LOT 3R1, BLOCK 1, TOWN CENTER ADDITION #2 RECOMMENDATION Staff recommends the Site Plan Review Committee consider the proposed changes to Conditional Use Request CU92-23 (Ord. 92-86) approved at the December 15, 1992 meeting for a retail store (Target) in planned commercial center, and take any other action necessary. BACKGROUND INFORMATION Conditional Use Request CU92-23 was approved at the December 15, 1992 public hearing which established a planned commercial center with the Target retail store as the first major retail anchor and allowed for a 40-pole sign with approximately 270 square feet of sign face for the Luby's restaurant along the State Highway 114 service road. With this request the applicant proposes to reduce the height of the sign to 28-feet and reduce the overall square footage to 199 square feet. The sign face will be separated into two cabinets—the upper cabinet, containing the "Luby's" name/logo will contain 112 square feet. The second cabinet, containing 87 square feet and separated 5.5 feet from the upper cabinet will be utilized for changeable copy.
