This will negatively impact the last couple parking spots for PF Chang's in this area and remove the landscaping island. • The service enclosure will be difficult to back into. If they left the previously mentioned drive lane to PF Chang's open this will help with traffic movement. • Need TxDOT permit for any driveway or drainage changes (revisions to drive and new storm drain pipes). • Provide a cross access easement across the front drive all the way from east to west property line. • Craig Reed would also like this front drive lane to be a fire lane as well. It does not need to be built per fire lane code, but be more of an emergency access for ambulances. • Offsite drainage area will need to be included with the drainage calculations for sizing the inlets and storm drains. This includes areas from the north and east. • Verify location of existing sanitary sewer service. Call out abandonment if it currently goes under building. • Extend the sewer line running parallel to SH 114 to the east property line. • Where is the FDC (fire department connection)? On October 26, 2006 CU06-50 approved revisions to the elevations and fire lane location of the Uncle Julio's restaurant. On March 28, 2007 CU07-08 approved a valet parking drop off area and the relocation of the handicap accessible parking spaces for Uncle Julio's.
